Manhattan Beach New Listings (4/2-4/3/22)

Inventory trickles out, sticks around a bit, gets replaced.

Of the last 9 publicly listed properties to go into escrow in the past week, 6 had a contract within 10 days. (One more was only 13 days.) 

Out of Saturday's inventory of 35 listings, 22 had 31 or fewer days on market.

So, be ready!

We're going to start out with the Tree Section below, even though there's only one new listing, just to think about all those tree houses that are definitely not going to get built to solve Manhattan Beach's need for new housing. (Hope you enjoyed this year's April Fool's prank.)

Tree Section

2812 Oak Avenue Manhattan Beach CA2812 Oak Avenue (4br/3ba, 3843 sqft.) is a sizable late-1980s SFR.

Interestingly, it's one of two active listings on the commercial (east) side of Oak, along with pretty 1720 Oak ($3.499M), which had a quick deal but came back to market.

442 23rd Place Manhattan Beach CA442 23rd Place (4br/4ba, 2019 sqft.) is a newer ('19) modern-style townhome on a pleasant, one-block long alley street near Grand View.

To get 4 bedrooms on a half-lot equivalent home is something of a challenge. One is a suite downstairs, while two are smallish on the middle level along with the ample master suite. The top floor is divided in half, creating a living room in back and an open great room coming out to the top balcony.
