East Manhattan Beach
1756 10th (5br/5ba, 4424 sqft.) is a one-of-a-kind SFR in East MB, taking advantage of a mostly square 10K sqft. lot to deliver a Spanish with some nods to authentic style. The interior has been greatly upgraded since the home was last on the market several years go.
The floorplan is smart, built along two wings of an L-shaped home that embraces a large yard with pool. Lots of shared spaces sprawl out downstairs, with an office tucked in a remote corner. Upstairs, the primary suite gets its own wing while the others share one. There's a bonus loft space upstairs as well.
From the official description:
"Positioned on a corner lot, this L-shaped home spans 4,424 sq ft and has been extensively remodeled while maintaining its original character and solid construction. A grand foyer creates an impressive arrival, with a spacious entry that sets the tone from the moment you walk through the door. The main level is filled with natural light and designed for both everyday living and entertaining. Formal dining, a wine cellar, large open kitchen with butler’s pantry, and a living room that opens to the expansive backyard. A second spacious seating area with a bar and a private guest wing—just to name a few features. Upstairs, a spacious sitting area welcomes you to the top floor, creating an additional living space that sets the tone for the level. The primary suite offers generous space and opens to a large private balcony. Three additional bedrooms continue the home’s sense of scale—one with its own en suite, and two connected by a Jack and Jill."

1307 Curtis Avenue (4br/4ba, 3513 sqft.) is a super custom build with style that breaks the mold and plenty of space spread around. One touch we liked: the private, dedicated office in the primary suite, tucked away past the bath.
The backyard is mostly pool and hot tub – hopefully that's what the buyer is looking for.
From the official description:
"A striking expression of modern rustic design, this home ... blends architectural presence with effortless livability in one of Manhattan Beach’s most sought-after neighborhoods... A dramatic two-story foyer and sculptural louvered staircase set the tone, opening to layered living spaces that feel both expansive and inviting. The formal living and dining rooms are anchored by rich textures and warm finishes, while the open-concept great room flows naturally into the heart of the home—an entertainer’s kitchen designed for both everyday living and elevated gatherings. Outfitted with top-tier appliances, dual dishwashers, a statement range, and a built-in wine refrigerator, the kitchen is as functional as it is refined, complemented by a generous island and walk-in pantry... Expansive glass doors draw the outdoors in, revealing a private backyard retreat centered around a black-bottom pool and spa, complete with tranquil waterfall features and multiple areas for lounging and entertaining. Upstairs, three secondary bedrooms accompany a thoughtfully designed primary suite, where a pitched tongue-and-groove ceiling and private balcony create a true sense of retreat. The spa-like primary bath offers dual vanities, generous closets, and an open-air shower experience, with an adjacent bonus space ideal for a gym, nursery, or office."

919 N Herrin Street (2br/2ba, 1000 sqft.) is actually available at $1.495M, that's not a typo.
That's because it's a small – though upgraded – house on a half lot (~3700 sqft.). Our office sold one similar last year, 708 S. Redondo Ave. (2br/1ba, 1012 sqft., $1.439M).
This one is on a quieter street quite close to Manhattan Heights Park, the art center, Polliwog and the like.

This thoughtfully remodeled two-bedroom home includes a versatile bonus room ideal for an office, along with two spacious bathrooms.
