Sand Section

212 41st Street, Manhattan Beach, CA

212 41st Street, Manhattan Beach, CA212 41st Street (3br/2ba, 1543 sqft.) is a lovingly remade El Porto cottage with some ocean views, which seem to be improving as the power poles come down in Porto.

212 41st Street, Manhattan Beach, CAThis home was nice enough last year, but was completely redone after a May 2022 purchase at $2.360M. The once partly walled-off kitchen was opened to the living room and an island was put in. Bathrooms were glamorously upgraded, along with flooring and other details throughout the house.

It appears this home aims to be the highest-ever sale of a comparably sized, older home in El Porto. The highest sale to date appears to be near the bottom of the same street at 116 41st (2br/2ba, 1332 sqft.), a far more dated unit built in the 1960s and sold for $2.425M in July 2022. Behind that, you see the earlier sale of this same house at $2.360M and then sale of a much smaller home at 204 38th (3br/2ba, 1041 sqft.) at $2.273M in October.

212 41st Street, Manhattan Beach, CANear El Porto, but south of Rosecrans, early this year, a refashioned 1920s duplex at 120 36th Place got $2.500M, for Strand-like $1,984/PSF. By comparison, 212 41st is at $1,749/PSF. Given the state of the remodel on 41st, it's possibly best compared to that recent sale on 36th Place. (And unlike 36th Place, which was fully divided into a duplex, 41st St. here has internal access to all parts of the house.)

327 36th Street, Manhattan Beach, CA327 36th Street (3br/2ba, 2221 sqft.) is a North End corner-lot SFR with some quirks.

The story goes that the home was moving along with a remodel before the projects had to be halted just before completion. So there are a few incomplete, rough edges, such as the partly built ADU in the garage, older flooring, and (we're told) prep for a retroactively permitted roof deck (remodeling an old one). Buyer, you better verify that.

327 36th Street, Manhattan Beach, CAThe main living level is the second floor, accessed via an outdoor staircase. It's reasonably bright, but that's not the view level. The primary suite is on this main floor.

Upstairs, via a spiral staircase, you get to another large ensuite bedroom, along with a living room and an "orphaned" bedroom, which doesn't directly have access to a bath because the only bathroom upstairs is nested in the other bedroom. There are some ocean views down 36th St. and to the north over (current) 2-story buildings.

327 36th Street, Manhattan Beach, CAThey're not kidding in the description about the unique amount of parking, including 4-5 driveway spots on two sides. The garage interior spots might be a bit small due to the ADU consuming some of that space.

3216 The Strand, Manhattan Beach, CA3216 The Strand (5br/8ba, 7454 sqft.) might be familiar to you. It accrued almost 300 days on market last year, asking $30.000M the whole time. This year, it's under a different agent at a marginally lower price.

We kinda raved about the house in this Jan. 2022 post, which is quite a bit more detailed than the current listing language.

325 10th Street, Manhattan Beach, CAWhile the property may be tempting for a building site, buyers will want to confirm the applicability of state law requiring replacement with "no fewer units" than one currently finds on site. This may require a new triplex, not an SFR. Worth investigation.

East Manhattan Beach

1201 11th Street A, Manhattan Beach, CA1201 11th Street A (3br/3ba, 2018 sqft.) is very unexpected, a townhome that feels very much like a separate home, with a wide street frontage, lots of living space spread out across one (split level) floor, and just one common wall – from the garage in back.

The primary suite is downstairs, with two more bedrooms sharing a bath upstairs.

It must have been quite a puzzle to price this one, looking at other "row style" townhomes and then looking again at SFRs. They settled on a mid-$1.5s price, putting the PPSF at an ultra-low $755/PSF, lower than 16 out of 18 comparables we quickly looked up. Be warned, this might be one of those come-hither prices.

It's definitely a blank slate for someone with the motivation to remake it.
