212 41st Street, Manhattan Beach, CA

212 41st Street, Manhattan Beach, CA212 41st Street (3br/2ba, 1543 sqft.) is a lovingly remade El Porto cottage with some ocean views, which seem to be improving as the power poles come down in Porto.

212 41st Street, Manhattan Beach, CAThis home was nice enough last year, but was completely redone after a May 2022 purchase at $2.360M. The once partly walled-off kitchen was opened to the living room and an island was put in. Bathrooms were glamorously upgraded, along with flooring and other details throughout the house.

It appears this home aims to be the highest-ever sale of a comparably sized, older home in El Porto. The highest sale to date appears to be near the bottom of the same street at 116 41st (2br/2ba, 1332 sqft.), a far more dated unit built in the 1960s and sold for $2.425M in July 2022. Behind that, you see the earlier sale of this same house at $2.360M and then sale of a much smaller home at 204 38th (3br/2ba, 1041 sqft.) at $2.273M in October.

212 41st Street, Manhattan Beach, CANear El Porto, but south of Rosecrans, early this year, a refashioned 1920s duplex at 120 36th Place got $2.500M, for Strand-like $1,984/PSF. By comparison, 212 41st is at $1,749/PSF. Given the state of the remodel on 41st, it's possibly best compared to that recent sale on 36th Place. (And unlike 36th Place, which was fully divided into a duplex, 41st St. here has internal access to all parts of the house.)

From the official description:

Enjoy the ideal Manhattan Beach lifestyle literally steps from the sand and located near some of the best surfing spots in Manhattan Beach! 1 Block from the beach, this charming 3 bedroom plus den/office, 2 bathroom home allows you to enjoy stunning views of the water. An adorable dining room nook with a window seat & living room upstairs transitions to a balcony with ocean views perfect for that indoor/outdoor lifestyle, entertaining, or simply taking in the ocean air. 2 bedrooms plus 1 bathroom upstairs with 1 bedroom plus an office/den (could be 4th bedroom) and a 2nd bathroom downstairs. 212 41st Street begins at $2.699M.

327 36th Street, Manhattan Beach, CA

327 36th Street, Manhattan Beach, CA327 36th Street (3br/2ba, 2221 sqft.) is a North End corner-lot SFR with some quirks.

The story goes that the home was moving along with a remodel before the projects had to be halted just before completion. So there are a few incomplete, rough edges, such as the partly built ADU in the garage, older flooring, and (we're told) prep for a retroactively permitted roof deck (remodeling an old one). Buyer, you better verify that.

327 36th Street, Manhattan Beach, CAThe main living level is the second floor, accessed via an outdoor staircase. It's reasonably bright, but that's not the view level. The primary suite is on this main floor.

Upstairs, via a spiral staircase, you get to another large ensuite bedroom, along with a living room and an "orphaned" bedroom, which doesn't directly have access to a bath because the only bathroom upstairs is nested in the other bedroom. There are some ocean views down 36th St. and to the north over (current) 2-story buildings.

327 36th Street, Manhattan Beach, CAThey're not kidding in the description about the unique amount of parking, including 4-5 driveway spots on two sides. The garage interior spots might be a bit small due to the ADU consuming some of that space.

From the official description:

327 36th Street, Manhattan Beach, CA"Welcome to your newly remodeled dream home in Manhattan Beach. This stunning 3 bedroom, 2 bathroom home boasts high-end finishes and modern amenities, perfect for the discerning homeowner. The lower level offers a high-end SieMatic kitchen with stainless steel appliances and Viking range. Just off the kitchen, is a large living/dining room with windows that enjoy an ocean view. The lower level also features a bedroom complete with a beautifully appointed en-suite bathroom. The second level offers an open entertaining area with more amazing views of the ocean. Off the entertainment area are two bedrooms, one of which has an en-suite bathroom, and a large laundry room. This home also boasts the most precious commodity available at the beach… parking. With parking for up to 7 vehicles this home has more than enough room for you and your friends and family! The garage also houses a Tesla charger, new tankless water heater, salt free water conditioning system. The garage is also plumbed and wired for an ADU with it's own separate entrance. Located in one of the most desirable neighborhoods in California, this home is just a short distance to the beach, Manhattan Beach Pier, shopping, dining, and entertainment. Don't miss out on this amazing opportunity to own your dream home in Manhattan Beach!"

327 36th Street begins at $2.899M and is open Sat. 12-4pm.

3216 The Strand, Manhattan Beach, CA

3216 The Strand, Manhattan Beach, CA3216 The Strand (5br/8ba, 7454 sqft.) might be familiar to you. It accrued almost 300 days on market last year, asking $30.000M the whole time. This year, it's under a different agent at a marginally lower price.

We kinda raved about the house in this Jan. 2022 post, which is quite a bit more detailed than the current listing language.

3216 The Strand, Manhattan Beach, CAFrom the (latest) official description:

325 10th Street, Manhattan Beach, CA

325 10th Street (5br/3ba, 2207 sqft.) is a walkstreet triplex near downtown.

325 10th Street, Manhattan Beach, CAWhile the property may be tempting for a building site, buyers will want to confirm the applicability of state law requiring replacement with "no fewer units" than one currently finds on site. This may require a new triplex, not an SFR. Worth investigation.

From the official description:

325 10th Street, Manhattan Beach, CA"This charming home is situated in the heart of Manhattan Beach’s walk streets and offers the perfect beach lifestyle. It features an original California bungalow facing the walk street plus a separate structure behind it, all on a south-facing 2,706 sqft lot. Just three blocks away from the beach and within walking distance to downtown restaurants, shops, parks, and one block to the Green Belt walking path. This quintessential flat walk street in the south sand section presents amazing potential for your perfect home / investment property. The property is a triplex consisting of a 1940s bungalow with 2 bedrooms and 1 bathroom, and a 1960s stucco building with an upstairs 2 bedroom/1 bathroom unit and a downstairs 1 bedroom/1 bathroom unit with a kitchenette, plus a 2-car garage. East Manhattan Beach

1201 11th Street A, Manhattan Beach, CA

1201 11th Street A, Manhattan Beach, CA1201 11th Street A (3br/3ba, 2018 sqft.) is very unexpected, a townhome that feels very much like a separate home, with a wide street frontage, lots of living space spread out across one (split level) floor, and just one common wall – from the garage in back.

The primary suite is downstairs, with two more bedrooms sharing a bath upstairs.

1201 11th Street A, Manhattan Beach, CAThe kitchen is quite modernized, while bathrooms and most of the rest of the house still feel more or less original to the 1973 build.

It must have been quite a puzzle to price this one, looking at other "row style" townhomes and then looking again at SFRs. They settled on a mid-$1.5s price, putting the PPSF at an ultra-low $755/PSF, lower than 16 out of 18 comparables we quickly looked up. Be warned, this might be one of those come-hither prices.

From the official description:

1201 11th Street A, Manhattan Beach, CA"You've just found a truly unique property that has it ALL! This rare 3 bedroom, 2.5 bath townhome is ideally located in the heart of Manhattan Beach and it feels like you've just stepped into a fantastic single family home. The front walkway to the main entrance is blanketed on each side with flowers. Upon stepping into the home, you'll notice the spacious living room, stunning hardwood floors and a fireplace. The formal dining room is transformed into a music room / office. The recently renovated kitchen features beautiful custom maple cabinetry, quartz countertops and plenty of storage. It opens up to the family room which is being used as the large dining room. From here, French doors lead you out to the back patio - perfect for grilling and entertaining. This home features a private, 2 car garage with plenty of storage space for bikes, surfboards, sports equipment... The complex itself is small and very well maintained with only 17 units."

1201 11th Street A begins at $1.525M and is open Sun. 1-4pm.

1508 Lynngrove Drive, Manhattan Beach, CA

1508 Lynngrove Drive, Manhattan Beach, CA1508 Lynngrove Drive (3br/2ba, 1595 sqft.) is an original Liberty Village cottage, with an added family room in back.

It's definitely a blank slate for someone with the motivation to remake it.

1508 Lynngrove Drive, Manhattan Beach, CASome of the more recent comparables in Liberty Village have been:

1612 Harkness (2br/1ba, 883 sqft.) – $1.619M in Nov. '22

2000 Faymont (3br/2ba, 1224 sqft.) – $1.475M in Oct. '20

1508 Lynngrove Drive, Manhattan Beach, CAOf those, only 2100 Wendy had significant remodeling, but it also took a lower overall price due to location backing up onto Aviation Blvd.

From the official description:
