We hope you'll take some time out this weekend, even if it is a "Hallmark holiday," to appreciate Mom, whether that's the person in your house, or the person where you grew up, or someone or someones somewhere else. It's nice to take a moment to say "thanks."
Recognizing moms, this weekend, not too many listings will run open houses on Sunday. Those that do might be hoping the whole fam drifts in after a lovely bunch as says, "Buy now!"
There's no shortage of new listings this week, and we headline it all with two new options in the Hill Section (yay!).

Hill Section
114 N Ardmore Avenue (5br/5ba, 4715 sqft.) is an '06 Mediterranean that's strategically pulled back far off of the busy street in front. We found it not to be a factor inside at all, except perhaps from the 2nd floor front bedroom, where one can simply see traffic/streets.
By and large this one feels solid but very clearly of its vintage. The smallish backyard has been mostly converted to a pool and outdoor living spaces. Very cool and resort-caliber, but there's nowhere for a soccer goal, if that was your must-have criterion.

1028 9th Street (5br/5ba, 4026 sqft.) is a 2002 Mediterranean that benefits a lot from recent renovations that put it in more of a Spanish style. We loved the kitchen and backyard space, and there are strategic upgrades throughout the house that make it an easy call for move-in. (Even if you want to perfect it later.)
You really have to spend some time with the location. Objectively, it's close to Sepulveda. Inside, you may say, so what?

Tree Section
717 35th Street (4br/6ba, 3558 sqft.) returns to the market after a run from February through the end of April with another agent.
It is a 2019 build that seems to host a hybrid set of styles, some formal, some modern, some Mediterranean type elements.
Living spaces downstairs flow more to the front yard, with one bedroom and the garage in back. Upstairs, the primary suite includes a full office space, and there's a spacious kids' living room between that and the rear 2 bedrooms.

2808 Oak Avenue (3br/2ba, 1606 sqft.) aaaalmost would have qualified for our "little houses" posts Friday, although we mostly focused on homes under 1500 sqft.
