Manhattan Beach New Listings (5/31-6/1/25)

Things were so dry last week that we didn't even run a post with new listings. The Memorial Day holiday is like that.

This week, wheeeewwwwweeeee, is it a different story!

Officially there have been 21 new listings in the 7 days between last Saturday and this one. Inventory was briefly at 99, but is dropping again as some homes are going into escrow.

We've got our hands full at Edge, launching 2 new listings this week (417 23rd and 2917 N. Poinsettia), putting one listing into escrow (812 8th) and closing up sales both on- and off-market. Yowza.

417 23rd is open both days 1-4pm, and 2917 Poinsettia is open Sun. 2-4pm.

Below we're sharing "just the basics" on the week's new listings. Enjoy, and make sure you've got comfortable walking shoes if you're going out this weekend!

Open house times for new listings are listed below, but you can also click SEARCHES then "Open Houses" at the top of our site, which displays all the Manhattan Beach open houses. There are also links right at the top to Hermosa Beach and Redondo Beach opens.

2917 N Poinsettia Avenue, Manhattan Beach,  2917 N Poinsettia Avenue (4br/4ba, 3164 sqft.) is our latest Tree Section listing – you might remember it a little bit from last year, but it's been improved and has a whole new look!

2917 N Poinsettia Avenue, Manhattan Beach, From the official description:

2917 N Poinsettia Avenue, Manhattan Beach, "Perfectly set among grand, leafy trees and a lush garden is a very rare work of art. You won’t forget your first glimpse of this charming, classic, landmark home. Built in a Tudor Revival style to evoke an English countryside house, this property connects at a deep, emotional level. It’s one of only a few produced in the South Bay by a noted architect who dedicated advanced efforts to keeping the home’s design and character true to form. This home is a beauty like you might expect to find in prestigious neighborhoods like Hancock Park or the Hollywood Hills, but it's right here in our gorgeous beach town. Custom details include the use of distressed wood and natural stone, plaster walls, soaring ceilings, and a unique courtyard with stone pavers, which the home wraps around. Mature gardens and ivy-covered walls accentuate the authentic feel of this very special house, with its deep roots in historical aesthetics. It gets you dreaming. Even more exhilarating is the location of this particular work of art. This short block of Poinsettia in Manhattan Beach’s Tree Section is a micro-neighborhood renowned for a storybook feel, quite unlike any other block in the area. A mature tree canopy sets the tone, while the narrow street accentuates all of the beautiful, well-kept homes and gardens. Over the decades, the close-knit block has built a reputation for conviviality. People wait years to try to get into the area, and jump at the chance when an opportunity emerges. Could the next one to jump be you?"
