Manhattan Beach New Listings (6/15-6/16/24)

If you go to a new place, try to learn some important words in the language. Learn about customs that may be different from your own.

You can be you, but try to fit in.

We say this on occasion of the fact that this week, at least 5 new listings in Manhattan Beach are presented by out-of-area agents. (Mostly from L.A., not, like, Egypt.)

None of these listings had brokers' opens on Friday to introduce them to local agents.

Sometimes you'll see L.A. agents hosting a brokers' open here on Tuesday mornings, because that's when it's done in their neck(s) of the woods. Must be frustrating when not a single soul shows up! Because here, it's Friday 12:00-2:00. You can look it up!

Also, to the agent listing 588 33rd, that's in the Tree Section, not the Sand Section, where you marked it in the MLS. (We understand that you and your team have had 1,000 listings around SoCal, none ever in Manhattan Beach, and probably everything in MB seems like it's at the beach, compared to your inland neighborhoods. We're just trying to help.)

Rant concluded.

Open house times for new listings are listed below, but you can also click SEARCHES then "Open Houses" at the top of our site, which displays all the Manhattan Beach open houses. There are also links right at the top to Hermosa Beach and Redondo Beach opens.

310 32nd Street, Manhattan Beach,  310 32nd Street (3br/4ba, 2420 sqft.) is the front unit of two townhomes along a walkstreet, built in '06 but with a goodly amount of recent remodeling.

This northern part of MB east of Highland is part of one of the highest natural points in the Sand Section, meaning 3rd floor views are quite good.

Floorplan is fairly typical for a Manhattan Beach townhouse, with one bedroom downstairs, primary plus second bedroom on the middle level, and wide-open top floor.

Of note: The property sold off-market in Oct. '21 for $3.350M, before the remodel. It was listed last Summer for $4.750M, the lower prices. Its start this time is the lowest offering yet.

Tree Section

757 35th St, Manhattan Beach,

757 35th St, Manhattan Beach,  757 35th St (6br/7ba, 4000 sqft.) is new construction on a downsloping lot that's been excavated to flatten it all out.

The home is "custom" in a glam modern style, with lots of glass, and stone flooring downstairs.

Interestingly, in this particular part of the Trees, homes often don't have many windows facing north, where the Chevron's refinery's working pipes and stacks can be visible, but this home puts the primary suite in back with big glass sliders and a balcony.

757 35th St, Manhattan Beach, Listing photos show off the power of virtual staging, if you're a fan.

 3608 Laurel, Manhattan Beach,

3608 Laurel, Manhattan Beach,  3608 Laurel (5br/5ba, 3300 sqft.) is new construction that debuted in September last year, and we kinda liked it.

We said then that the home "delivers something a bit different, nicer, warmer – and more confident – than your typical spec build."

3608 Laurel, Manhattan Beach, A lot of that comes from the custom woodwork throughout the main living spaces. The dining room sports a handsome wall unit, the kitchen cabinetry, refrigerator door and island all feature the same warm wood, and so does a custom seat and storage unit serving the well-placed, spacious mudroom (between a side door and the entry off the garage). The look is a bit rustic and a bit modern, not too farmy.

The house looked great staged last year, as well, but right now, it's just virtually staged. (Discuss.)

There's something else that's very new: The price, $4.199M. When the house debuted last year, it was at $4.799M. Early this year, it was at $4.499M when it went into escrow – then fell out. It appears that they're trying to figure out the location discount.

2614 Laurel Avenue, Manhattan Beach,

2614 Laurel Avenue, Manhattan Beach,  2614 Laurel Avenue (3br/3ba, 1784 sqft.) is along the shelf of Laurel where steep front-to-back downslopes are the norm. In some homes, it can almost feel like the entry level is on a bluff and the backyard is deep down below.

2614 Laurel Avenue, Manhattan Beach, Here, instead, there are many steps down to enter the home, leaving the garage way up behind you. Then you have a more conventional floorplan, with open kitchen and living areas on the lowest level, and the 3 bedrooms upstairs.

2614 Laurel Avenue, Manhattan Beach, The inspired mid-century design even includes a step-down at the fireplace, referred to in the listing as a "cozy sunken fireplace lounge." (Now that's writing, folks. 10/10) There's a whole glass-enclosed sun room that opens to the little deck and out to the backyard.

The home is still very recognizably of its time, not much improved, but we applaud the decision to stage and present the whole home in its period glory. Go with what you got. If buyers want to make major changes, or start over – that's up to them. Meantime, stay true.

From the official description:

2614 Laurel Avenue, Manhattan Beach, "[A] mid-century delight, nestled on one of the Tree Section's most sought-after streets. Built in the 1960s, this original gem exudes vintage charm and offers loads of options for customization. Enjoy a spacious, grassy backyard with new redwood deck, perfect for relaxation and entertaining just in time for summer... Inside, the well-designed floor plan places all living areas on the main floor, including an open kitchen, sun room, a separate laundry room, a powder room, and a cozy sunken fireplace lounge. The bright, open stairway with floating steps leads to the second level, featuring three bedrooms and two bathrooms. Two bedrooms offer scenic backyard views and the primary bedroom includes a private area with a walk-in shower and makeup counter. The detached two-car garage at street level includes a bonus room beneath it, perfect for a future guest room, gym, or office. This home is move-in ready while preserving its original character, and offers the unique opportunity to enjoy as-is, customize and expand, or contract a new vision down the road."

2614 Laurel Avenue at $2.299M and is open Sat. & Sun. 2-4pm.

 3300 Maple Avenue, Manhattan Beach,

3300 Maple Avenue, Manhattan Beach,  3300 Maple Avenue (3br/2ba, 1909 sqft.) was sold exactly a year ago for $2.100M, as a remodel-in-waiting.

The old 1-car garage had been converted to living space, the primary suite added upstairs – with a bonus room – was a bit cobbled together, and the kitchen and various details were dated.

3300 Maple Avenue, Manhattan Beach, The buyers were intrepid and up for a project. They moved in and made plans. Importantly, they ground out the complicated backyard (trees, pond, etc.) and flattened it out to make it an attractive space.

The full remodel, adding some square footage, and restoring a garage, is planned out and sitting at the city, but now, the owners seek to pass along that project to the next buyers.

3300 Maple Avenue, Manhattan Beach, From the official description:

"[A] charming and versatile starter home nestled in the highly desirable Tree Section of Manhattan Beach. This property features 3 bedrooms, 2 bathrooms. Situated on a large, flat 4,640 square foot lot (40’ x 116’), the backyard has been thoughtfully enhanced with a new retaining wall and lush turf, providing a serene and low-maintenance outdoor space. Plans have been submitted to the City to add an additional bedroom and bathroom upstairs, which would create a future configuration of 3 bedrooms and 2 bathrooms upstairs, and 1 bedroom and 1 full bathroom downstairs."

3300 Maple Avenue at $2.299M and is open Sat. & Sun. 1-4pm.

588 33rd Street, Manhattan Beach,

588 33rd Street, Manhattan Beach,  588 33rd Street (2br/1ba, 832 sqft.) is a taut little home with some light remodeling, but a 5000-ish sqft. lot in the 500s of 33rd St. is too valuable to pass up as an opportunity to build new.

The start price looks like an auction opening bid.

We could price all homes at $49.99 and just see what happens, right?

588 33rd Street, Manhattan Beach, From the official description:

"This well-priced home offers buyers an opportunity to call Manhattan Beach home-base and gives endless opportunities to expand or remodel. Situated on a large lot, the home features an oversized modern living room with high ceilings, stylish beams, and floor-to-ceiling windows that flood the space with natural light. Its sleek kitchen and dining area are conveniently located off the living room. There are two spacious bedrooms and a beautifully upgraded bathroom with a freestanding vanity. It has also recently been repainted and updated with new laminate flooring. The South Bay property boasts a large private backyard with a covered patio deck, a detached two-car garage, and plenty of room for a hot tub or pool—the landscaping possibilities are vast. Additionally, there’s gated RV parking with a long driveway which is a find in the beach cities."

East Manhattan Beach

1342 9th Street, Manhattan Beach,

1342 9th Street, Manhattan Beach,  1342 9th Street (2br/2ba, 2554 sqft.) is an inspired, 1980s remodel that we found temporarily mesmerizing upon entry.

1342 9th Street, Manhattan Beach, It's the wide-open, bright entry that gets you right away, with high ceilings, lots of windows and a commitment to the open feel.

In back, you step down a bit to the family room and kitchen, opening to the yard.

There's a hidden bedroom on the first level, as well as an office. The primary suite is upstairs.

The home is a pretty special design, but the 8276 sqft. lot, about 10% bigger than your typical Mira Costa lot, is going to draw a lot of attention as well.

1342 9th Street, Manhattan Beach, From the official description:

"Completely remodeled in the 1989 by critically acclaimed and award-winning architect Claire Weisz, this is a special home on an oversized lot in Manhattan Beach. The glass and wood features create a light and bright environment. It offers open-concept and yet offers defined living areas. A formal entrance when you first walk in leads to a formal living room with 2-story vaulted ceilings. A fireplace nestled between built-in shelving is the main focal point. Windows everywhere let in so much light. A glass wall and short staircase separate the living room from the family room and kitchen. The family room enjoys high ceilings and ample space. The kitchen and dining area are creatively designed to open up to the living space and also enjoy as much natural light as possible. Off the formal living room is a spacious office or den with a bay window. A bedroom, full bathroom and laundry room complete the first floor. The stairs lead to a loft area with a space for shelving or a desk. Both the loft and primary suite have access to the outdoor area with outdoor fireplace and sitting area. There is a detached 2-car garage and large backyard and patio area. The original white oak floors have been newly refinished."
