1310 Gates Avenue (5br/4ba, 3178 sqft.) is a nice example of what a few generations' worth of remodeling can bring to a home.
This home has had additions and remodeling over the years, creating an open floorplan with front and rear common rooms, and a wide-open kitchen well suited to modern tastes right at the center.
High ceilings and lots of light are the big draw for those spaces, as well as for two large bedrooms upstairs – one the former primary, and one the brand-new primary, just added within the last few years.
From the official description:
"[A]] beautifully reimagined 5-bedroom, 4-bathroom residence situated on a quiet, tree-lined street in one of East Manhattan Beach’s most desirable neighborhoods. This sophisticated remodeled single-family home seamlessly blends timeless elegance with modern functionality, offering a flexible floor plan, high-end finishes, and exceptional indoor-outdoor fluidity. Soaring vaulted ceilings and expansive windows fill the home with natural light and inspiration, creating a warm and inviting ambiance throughout... The central kitchen is the heart of the home, and offers vantages of both the fenced front play yard and shady porch, as well as the rear yard and entertainment patio. Downstairs, a private junior suite offers ideal accommodations for guests or multigenerational living, while an additional bedroom and full bath provide flexibility for a home office, playroom, or gym... Upstairs, the luxurious primary suite is a serene escape, complete with a spa-like ensuite bath and approved plans for an expanded private deck. 910 28th Street (5br/6ba, 5036 sqft.) is a newer (2019) home with bold, giant, open living spaces right at the entry, and even more grand entertaining space in the basement below.
The 5000 sqft. lot has two pocket yard spaces, one off the main family room, and one accessed through/past the garage on the northern side, along Ardmore.
The design of the home thoughtfully places most living spaces and the primary suite away from Ardmore, although even the two upstairs bedrooms on the same side don't seem terribly impacted. Eye (and ear) of the beholder...
Now, it's funny to say this, but this home is not the one directly across the street at 901 28th (6br/7ba, 5638 sqft.).
901, 910, 901, 910, which is which? 901 just sold 5 weeks ago (for $6.750M), and is similar in size, style, square footage and, well, location to this offering. Our first thought was: What's 910 28th doing back? It just sold! Nope. Different house.

1716 Elm Avenue (5br/3ba, 2275 sqft.) is a mostly original/dated, but expanded, Tree Section home.
The virtual staging helps somewhat to imagine the possibilities. It'd be a project for most, however. (The listing calls it "turnkey," and you know how we hate to be contrarian. But.)
