East Manhattan Beach

1847 9th Street, Manhattan Beach,

1847 9th Street, Manhattan Beach,  1847 9th Street (6br/7ba, 5205 sqft.) feels exquisitely well designed and appointed, with a smart floorplan and clever use of the backyard space (modest pool and hot tub, pool cabana/extra family room).

1847 9th Street, Manhattan Beach, Hats off to the presentation as well – we see a lot of staged homes (and stage a few ourselves), and we can spot the difference between the work of a proper designer who uses some flourish to show off a home, and, let's say, a one-size-fits-all approach. This home is shown in its best possible light.

1847 9th Street, Manhattan Beach, The buyer is just going to have to make peace with the location, just a few doors off of Aviation, which can be seen while out in front, viewed from two front bedrooms, and ever-so-slightly heard sometimes in the backyard or perchance from the primary suite if sliding doors/windows are open. It's truly not bad, but it's not nothing.

The asking at $5.695M places this one $95K above the record sale on a 7500 sqft. lot in East Manhattan, a 2023 closing at moderately smaller 1534 Curtis (5br/7ba, 4689 sqft.), which got $5.600M in April 2023, pre-market. It is notable here that the home size and lot size are larger, but location was not much of a concern at Curtis.

1847 9th Street, Manhattan Beach, In all, we count 7 East MB new homes on 7500 sqft. lots that have sold over $5.000M, one in 2021, two in 2022, four in 2023, and one this year: 1627 Ruhland (5br/6ba, 4623 sqft.) at $5.250M.

From the official description:

1847 9th Street, Manhattan Beach, "This brand new, custom-designed contemporary coastal pool home in Manhattan Beach offers a sophisticated buyer everything they could want and more... [A] stunning blend of luxury and functionality on a rare 8,250 sq ft lot... The first floor showcases a stylish office/guest bedroom, a separate dining area, a convenient mudroom next to the powder room, and an open-concept great room that seamlessly combines the living room and gourmet chef's kitchen. This standout kitchen boasts high-end Wolf appliances, quartz countertops, a built-in refrigerator and wine fridge, a spacious island, and a large walk-in pantry. Step outside to the covered back patio, where a glass-enclosed fireplace, overhead heaters, built-in speakers, and a Wolf gas grill create an inviting alfresco living and entertaining space. Entertain in the outdoor oasis that includes an artificial turf area that leads down to a sparkling pool and luxurious jacuzzi. Dry off and relax in the 450 sq ft pool house, complete with a full bathroom. The second floor features a large family room, 3 additional ensuite bedrooms that boast ample built-in closets, and a large, impressive Master Suite... Thoughtful details continue throughout, from the elevated laundry room with two washer hookups to the marble flooring in the bathrooms, ceiling fans and recess lights in almost every room, lighting under the indoor staircases, three fireplaces, and low maintenance landscaping."
