Manhattan Beach New Listings (6/3-6/4/23)

The week's supply of new listings is "just enough," neither a tidal wave nor a trickle.

Feast your eyes (and feet, arms, head, body) on the first one below, however, 1500 Faymont, a true delight for the senses, one of the standout new listings of the year so far at the price point.

We encourage you to stay busy in the market this weekend, but Sunday, if you have time, consider dropping by the Parents' Softball Classic, an annual tourney that your blog author here is now operating for the 7th straight year. Out at the Marine complex east of Adventureplex, all day long, there's parents vs. parents softball (organized by school affiliations), a busy snack stand, music and lots of kids and families sharing in a special day. Somehow, the LV has had proportionally fewer new builds and more remodels. The scale of the area trends more low-key, rather than "bigger is better." (And we say this, in appreciation, despite having sold two of the highest-priced, larger, newer homes in Liberty Village.)

Obvs. the curb appeal is huge. This is not a merely a refresh of the original home. There's a popout for a living room in front, a popup "dormer" up top (a light well, basically), and, once you get inside, a complete redo of the basic floorplan.

Moreso than almost anywhere we've seen recently, the kitchen is the true center of the house. You literally see it as you enter, and walk through it to get to the back rooms and yard. This inspired, casually luxurious space – with tons of cabinetry to keep it orderly – just sets the tone and resonates.

The family room in back opens via foldaway doors to the backyard, a superb indoor-outdoor integration that you always want to see in Manhattan Beach, but sometimes, you need new construction to get it.

Add to it all, if you've seen a lot of Liberty Village homes (like us!), you don't always see a substantive backyard area like you see here. A bonus! That's because the home retains the legacy "one-car" garage rather than having a driveway to the side and garage honking up the yard.

The standout upgrades here are a pool (with diving board!) and what the listing calls a "resort-style tiki bar/kitchen," almost the pure definition of what it might feel like to "be on vacation at home." It's a natural gathering spot. (We were happy to sample tacos prepped and served at the "tiki bar" during the brokers open.)

A neighboring home built originally in the same style/floorplan shows some of the potential for a major re-do of this house. Its location on a nice block with some mountain views to the north is a good place to start.

Several other lots like this on the same side of the street have been redeveloped into a gorgeous row of newer "statement" homes. But this one probably has too much value in today's market, inviting buyers to continue upgrading the home as it stands.

There is a newer, open kitchen, and nice primary bath. There's fresh paint and brand new berber carpet in the bedrooms.
