Manhattan Beach New Listings (6/3-6/4/23)

The week's supply of new listings is "just enough," neither a tidal wave nor a trickle.

Feast your eyes (and feet, arms, head, body) on the first one below, however, 1500 Faymont, a true delight for the senses, one of the standout new listings of the year so far at the price point.

We encourage you to stay busy in the market this weekend, but Sunday, if you have time, consider dropping by the Parents' Softball Classic, an annual tourney that your blog author here is now operating for the 7th straight year. Out at the Marine complex east of Adventureplex, all day long, there's parents vs. parents softball (organized by school affiliations), a busy snack stand, music and lots of kids and families sharing in a special day. If you're only into the competition, the final should start just after 4pm. It's free!

Open house times for new listings are listed below, but you can also click SEARCHES then "Open Houses" at the top of our site, which displays all the Manhattan Beach open houses. There are also links right at the top to Hermosa Beach and Redondo Beach opens.

PLEASE NOTE: Below, we present listings new to the Manhattan Beach market this week, via the MLS. They are listed and brokered by a variety of agents and firms. The name of the listing broker and agent for each property, along with any contact information supplied through the MLS, is displayed with each property, next to the price. Blog author Dave Fratello of Edge Real Estate Agency is not the listing agent unless so stated with the listing. Excerpts of the listing agent's description of each property are provided in quotes.

Click on any property address or photo to open a new page with full listing details, all photos, listing broker and agent information, and other MLS information. Any observations and comments about listings represent the professional judgments and opinions of the author, Dave Fratello, not the listing brokers or agents. Please see our blog disclaimer.

East Manhattan Beach

1500 Faymont Avenue, Manhattan Beach, CA

1500 Faymont Avenue, Manhattan Beach, CA1500 Faymont (3br/3ba, 1835 sqft.) is everything that enticing exterior promises, and more.

1500 Faymont Avenue, Manhattan Beach, CATake a step back. One of the things to love about the Liberty Village neighborhood (east of Redondo Ave.) is how much of the character of the original postwar cottages still comes through in the modern neighborhood. And that's the case here.

Somehow, the LV has had proportionally fewer new builds and more remodels. The scale of the area trends more low-key, rather than "bigger is better." (And we say this, in appreciation, despite having sold two of the highest-priced, larger, newer homes in Liberty Village.)

1500 Faymont Avenue, Manhattan Beach, CANow comes 1500 Faymont, showing you the absolute most that a one-story home, a dedicated, high-end remodel in Liberty Village, could be.

Obvs. the curb appeal is huge. This is not a merely a refresh of the original home. There's a popout for a living room in front, a popup "dormer" up top (a light well, basically), and, once you get inside, a complete redo of the basic floorplan.

1500 Faymont Avenue, Manhattan Beach, CAThere are two bedrooms up front, sharing a (modern) bath, which can all be closed off from the living spaces with a hallway door.

Moreso than almost anywhere we've seen recently, the kitchen is the true center of the house. You literally see it as you enter, and walk through it to get to the back rooms and yard. This inspired, casually luxurious space – with tons of cabinetry to keep it orderly – just sets the tone and resonates.

The family room in back opens via foldaway doors to the backyard, a superb indoor-outdoor integration that you always want to see in Manhattan Beach, but sometimes, you need new construction to get it.

1500 Faymont Avenue, Manhattan Beach, CAThe primary suite is in back as well, pleasantly isolated from the front two bedrooms, and yet not far at all. And what a bath!

Add to it all, if you've seen a lot of Liberty Village homes (like us!), you don't always see a substantive backyard area like you see here. A bonus! That's because the home retains the legacy "one-car" garage rather than having a driveway to the side and garage honking up the yard.

This one's a delight and can't last.

From the official description:

"What began as a classic beach bungalow was transformed into a quintessential Craftsman just three years ago. Welcome guests and the ocean breeze through the Dutch door to a home with a little something for everyone. It all begins with a gathering around the island in your gourmet kitchen. Fold open the back of the home to meld indoor and outdoor living. Bask in the sunshine of your private backyard and soak up the aroma of the jasmine that surrounds you... It feels like the perfect night for alfresco dining and you have just the place to host."

1500 Faymont begins at $2.250M and is open Sat. & Sun. 1-4pm.

1500 Faymont is listed by Rob McGarry of Vista Sotheby’s International Realty.

1437 21st Street, Manhattan Beach, CA 1437 21st Street, Manhattan Beach, CA1437 21st (5br/3ba, 3495 sqft.) is a sizable late-80s home, one of dozens built with this floorplan all around East Manhattan, each now at different stages of updates.

The standout upgrades here are a pool (with diving board!) and what the listing calls a "resort-style tiki bar/kitchen," almost the pure definition of what it might feel like to "be on vacation at home." It's a natural gathering spot. (We were happy to sample tacos prepped and served at the "tiki bar" during the brokers open.)

1437 21st Street, Manhattan Beach, CAThere are various upgrades to flooring, countertops and baths, although not a lot that is terribly current in style. It's a spacious family-sized home, with one bedroom downstairs, the primary suite plus three more bedrooms upstairs – those three sharing a hallway bath, as was the style of the time.

1437 21st Street, Manhattan Beach, CAAs a part of the inventory crunch in Manhattan Beach the last 2 years, straightforward, family-sized homes like this have been in short supply, in the Trees or east side.

From the official description:

"[Y]ou are greeted with a light-filled living room with soaring ceilings, engineered wood floor, and fireplace. The adjacent dining room offers new french doors that lead to the built-in fire pit overlooking the Zen-style garden with a tranquil water fountain and Tiki Torches lighting the way. Cooking is a dream in the eat-in kitchen with double Viking ovens and is open to the large great room w/fireplace and bar area. Head outside through new double french doors to the spectacular backyard featuring a gorgeous saltwater pool and spa with a waterfall and colored lighting for a fun effect… the best part is the resort-style tiki bar/kitchen which seats up to 10 with a solid roof with thatch décor, cabinets with pullout drawers, refrigerator/freezer, gas BBQ, warming drawer, and a cigar humidified/heated drawer. Upstairs is a huge primary suite, with remodeled bathroom, two walk-in closets, and a balcony with stunning views of the backyard. 3 generous bedrooms and bathroom round out the upstairs."

1437 21st begins at $3.850M and is open Sat. & Sun. 1-4pm.

1437 21st is listed by Tracey Nesicolaci, Vista Sotheby’s International Realty.

1450 3rd Street, Manhattan Beach, CA

1450 3rd Street, Manhattan Beach, CA1450 3rd St. (4br/3ba, 2816 sqft.) wants some love and attention.

According to MLS records, it's been offered as a rental at various prices since 2020, with no formal record of any leases, and the home spent 3 months on market for sale last year without making a deal.

A neighboring home built originally in the same style/floorplan shows some of the potential for a major re-do of this house. Its location on a nice block with some mountain views to the north is a good place to start.

From the official description:

1450 3rd Street, Manhattan Beach, CA"The best location in East Manhattan Beach - on a raised lot, boasting rare, expansive mountain/city views with the Hollywood sign and Los Angeles skyline visible from the spacious living room and balconies perfect for entertaining. Families will appreciate the short walk to blue ribbon highly ranked schools Pennekamp and Mira Costa. 4 bedroom plus office, 3 full bathrooms. Solid Hardwood floors throughout the house with classic travertine floors, granite counters. Cozy family room with fireplace that extends to sliding doors into the private backyard. Spacious master suite with balcony and gorgeous views of the LA skyline and mountains. Lower level features a versatile space that can be a bonus living room, recreation room or office; large laundry room. Backyard features a patio and large area perfect for families."

1450 3rd St. begins at $2.890M.

1450 3rd is listed by Craig Chen, Home Team Realty.

Sand Section

527 24th Street, Manhattan Beach, CA

527 24th Street, Manhattan Beach, CA527 24th (4br/2ba, 2106 sqft.) is a midsized house with some mid-century appeal, spread across a 1.5x size lot.

Several other lots like this on the same side of the street have been redeveloped into a gorgeous row of newer "statement" homes. But this one probably has too much value in today's market, inviting buyers to continue upgrading the home as it stands.

There is a newer, open kitchen, and nice primary bath. There's fresh paint and brand new berber carpet in the bedrooms.

527 24th Street, Manhattan Beach, CAFrom the official description:

527 24th Street, Manhattan Beach, CA"A classic and spacious beach home with style! Perfectly situated in the highly sought after 'Gaslight' district of the Manhattan Beach Sand Section, this beautiful ONE LEVEL Mid Century Modern single family home sits on a rare lot and a half (45' wide vs the standard 30'). Built for quiet family life AND entertaining, this four bedroom home lives much larger than the square footage. Included in the layout is a wonderful master suite with great bathroom and walk in closet. The extra width and its south-facing orientation gives the home plenty of natural light and a sneaky good view of the Tree Section and city lights below.. Standout features of this home are the large sunny private front deck off of the living room and spacious courtyard off the kitchen/family room that are perfect for outdoor dining and good times after a day at the beach... You really CAN enjoy all of the benefits of both the Tree Section AND the Sand Section at 527 24th Street."

527 24th begins at $3.289M and is open Sat. & Sun. 1-4pm.

527 24th is listed by Jeremy Shelton, Pacifica Properties Group, Inc.

316 1st Place, Manhattan Beach, CA

316 1st Place, Manhattan Beach, CA316 1st Place (4br/3ba, 2168 sqft.) is a South End SFR that is all about potential.

The listing doesn't gloss over that fact, noting that the 1964 house is "mostly in original condition" and that it is "ready to be reimagined."

316 1st Place, Manhattan Beach, CAThe floorplan features one bedroom on the street level, primary plus two more on the middle level, and all living spaces up top. Somehow, the sum of it feels a bit larger than the official 2168 sqft.

Bonus: Up a dropdown ladder, you can access a (grandfathered) roof deck that offers great views.

From the official description:

316 1st Place, Manhattan Beach, CA"Single Family Home ready to be reimagined for Beach Life Living. Opportunity awaits for investors and motivated homeowners who want to be in the highly sought after Manhattan Beach sand section... Third level dining, kitchen, half bath and family room with ocean view plus sunny deck."

"Fabulous rooftop deck offers white water ocean views and sweeping city views. Potential to remodel, enjoy the deck and entertain family and friends."

"Prime south-facing beach home mostly in original condition with potential galore. Steps to the beach, downtown restaurants and the many shops of lovely Manhattan Beach!"

316 1st Place begins at $2.400M and is open Sun. 2-4pm.

316 1st Place is listed by Serene and Barry Sulpor, Strand Hill Properties.

Hill Section

304 Larsson Street, Manhattan Beach, CA

304 Larsson Street, Manhattan Beach, CA304 Larsson (3br/3ba, 1311 sqft.) is a modest 1970s "tall and skinny" on a 25-foot-wide lot. This is one way to get into MB, west of Sepulveda, under $2M.

There is a reasonable backyard area including a covered patio, mainly accessed by way of a spiral staircase down from the sizable 2nd-floor deck.

The two bedrooms downstairs are smallish, while the primary bedroom upstairs has a hallway bath that also serves the living areas. Kitchen and baths have some upgrades.

304 Larsson Street, Manhattan Beach, CAFrom the official description:

304 Larsson Street, Manhattan Beach, CA"Welcome to 304 Larsson Street, ideally located in the very desirable Hill Section of Manhattan Beach. This beautiful home offers bright spacious rooms, an expansive private deck, a beautifully landscaped backyard, and a location that combines easy access to the beach along with mountain and city light views.
