Manhattan Beach New Listings (6/7-6/8/25)
Remember how last week felt like there was a flood of new listings (21-25, depending on how you count), owing in part to "delayed" listings from the previous weekend's Memorial Day holiday?
This week, we've seen 11 truly new listings. Normal for late Spring. Not a flood, but a good flow.
And this activity puts the market in balance after one week. Exactly 11 listings went into escrow in the past 7 days in Manhattan Beach.
Seems like people liked some of that inventory! (Data nerd note: 4 of the 11 listings that made deals this week had been on market for less than 10 days.)
What are we saying? Absorption is pretty standard for Spring.
If there were 11 new escrows every week, Manhattan Beach would see 575 sales per year. That never happens. (Bonkers year 2021 saw 518 total.) As we said, this is a normal Spring feeling right now.
