The week has just 4 new listings – after a shortage last week owing to the 4th of July holiday.
We say this every year: Summer is slower. Here ya go.
Then again, one new listing (1813 5th) sold overnight in its first bit of market exposure – too attractive at $2.350M. (Builder?)
Side note: Our office is not slower. We had 7 active escrows going this week until one closed, and maybe some more in the pipeline. We can vacation later, perhaps.
Open house times for new listings are listed below, but you can also click SEARCHES then "Open Houses" at the top of our site, which displays all the Manhattan Beach open houses. There are also links right at the top to Hermosa Beach and Redondo Beach opens.

Sand Section

221 3rd Street (5br/5ba, 4067 sqft.) certainly has location going for it.
South of the pier, south-facing, with notable views. This is about as quiet of an area as you can get in the prime South End.
Now, there will be some work to do. The home was built in 2005 in styles that were trending at the time, and most buyers at this level will be itchy to put a more modern stamp on it all.
There's another consideration: A nested second unit/guest house with its own separate entrance and parking. (The main house really has 2 tandem spots, then the third garage spot is walled off separately for the unit.) This is not necessarily what most buyers are looking for, but the location drives a lot here.

208 43rd (3br/4ba, 1532 sqft.) is a 1980s-built SFR that's aiming for the highest resale price ever in the El Porto district.
The photos throughout this listing are worth a review, as they display eclectic, custom colors and decor – and a seller who clearly said "no" when advised to "de-personalize" and paint everything white. See now, that's the kind of backbone this country needs.
See our notes on price at the end.
From the official description:
"A stone’s throw from The Strand in the coveted El Porto section of Manhattan Beach, this 3-bedroom, 3.5-bathroom home is a rare blend of coastal ease and eclectic soul. Located on arguably the best street in North Manhattan Beach, this recently reimagined artful home with ocean views is a rare gem. Upon entry, a serene water feature sets the relaxing tone as one transitions to the primary suite, complete with a beautifully appointed ensuite bath featuring a clawfoot tub. Across the hall sits the spacious second bedroom and bath. Off the garage, a versatile bonus space with its own half bath and possible separate entrance, offers the option of an ADU, studio, gym, or private retreat for guests. Upstairs, the large open concept living and dining areas are flooded in natural light along with a gourmet kitchen. This floor also features the third bedroom, a skylight-topped retreat that also effortlessly lends itself to a home office or creative studio, with an inviting balcony offering direct ocean and sunset views. Thoughtful design touches throughout give the home its signature creative-cool edge, including a private sauna and cold plunge for an at-home wellness retreat that turns everyday living into ritual. With its unbeatable proximity to the beach, wide lot with extra parking and direct access garage, striking sunset backdrop, and one-of-a-kind character, 208 43rd Street isn't just a place to live....it's a lifestyle statement."
Among El Porto SFRs, there are 5 previous sales over $3.000M, with these being the top 2:

Both 129 Moonstone and 124 38th Place were over 2000 sqft., and 38th Place was a relatively newer build (2017).
Earlier this year, 209 41st (3br/4ba, 1884 sqft.) closed for $3.198M.
So that would be the "competition" that 208 43rd is matching up against, asking $3.500M.
