Respect to East Manhattan.
We gotta be thankful to the district for giving us the lion's share of new inventory this week.
But there's also some existing inventory you should take a look at.
Our English countryside style listing in the Tree Section at 2917 N. Poinsettia just reduced to $4.200M and is open both Sat. & Sun. 2-4pm.
Our contemporary townhome listing at 417 23rd is at $3.499M and open Sun. 2-4pm.

East Manhattan Beach

1337 8th Street (4br/5ba, 4292 sqft.) is a pretty '02 Spanish with a couple of surprises in the floorplan.
There's a pleasant front-yard courtyard with fireplace. The dining area is at the front of the house opening out to that courtyard. New for us.
The balance of the home is conventional in design, with a large great room in back with high ceilings, opening to the yard, which features both a patio just off the family room and ample green space.
The home is on a lot with significant downslope from front to back, meaning there are stairs to transition at various points.
From the official description:
"[E]xtraordinary attention to detail throughout. Soaring ceilings, a dramatic winding staircase, and strategically placed skylights create an atmosphere of casual elegance and light. Your gourmet kitchen becomes the heart of your home—where premium appliances including a SubZero refrigerator/freezer, Viking Range, new wall oven/warming drawer/built-in microwave (2022), and dual Bosch dishwashers work alongside a butler's pantry to make cooking feel effortless, whether you're preparing a quiet breakfast or hosting dinner parties. French doors from the living room reveal a spectacular backyard oasis featuring an expansive patio and built-in Viking BBQ—perfect for California indoor-outdoor living. The versatile first-floor bedroom offers a private side entrance, functioning beautifully as either guest quarters or a home office. Upstairs, three generously sized bedrooms each feature en-suite bathrooms, while the luxurious primary suite boasts a walk-in closet and opens to a private balcony overlooking lush backyard greenery. The spacious upper landing serves as an ideal den or office, complete with French doors opening to a peaceful balcony with treetop views."

1760 9th Street (4br/3ba, 3406 sqft.) is a pleasant 1980s build with updates on a surprisingly nice corner lot – we found it quiet. The first floor has all the spaces you need, including an open kitchen with fairly recent upgrades, in an open, flowing floorplan that's just a bit different from any we've seen before.
Those spaces open to the ample backyard, with some tall, mature trees.
We did note that upstairs, 3 bedrooms share a smallish hallway bath – a design you would not find in newer builds today. (And yet, many of us grew up that way and turned out just fine.)
From the official description:
"Discover coastal charm in this stunning Cape Cod style home, ideally situated on a sought-after south-facing corner lot in Manhattan Beach... The updated kitchen, a central hub for gatherings, boasts cozy banquette seating for six, making it perfect for casual family meals. Enjoy seamless indoor-outdoor living with front and back yard spaces designed for entertaining. The den, equipped with a wet bar and a sizable wine refrigerator, is perfect for hosting guests or unwinding after a long day. Upstairs, a serene nook provides an ideal spot for a home office or a peaceful reading corner. Here, you will embrace the quintessential Manhattan Beach lifestyle in this entertainer's paradise, where luxury and comfort meet in perfect harmony."

1544 3rd Street (3br/2ba, 1853 sqft.) offers an upgraded, expanded cottage on a full-size lot on one of the Mira Costa district's prime blocks.
From the official description:
"Charming, sun-filled, and full of versatility... a quaint Manhattan Beach bungalow situated on a flat, south-facing lot with a flexible floor plan, abundant natural light, and the opportunity to make it your own. Enter through the inviting Dutch front door into a bright, welcoming room currently used as a formal dining area, easily adaptable as a sitting or living room. From here, the space connects seamlessly to the kitchen, creating a natural flow enhanced by a large picture window that fills the space with natural light. The kitchen features ample cabinetry, stainless steel appliances, a double sink, and a pass-through window that opens to the rear living area. Just off the kitchen is a versatile space, currently used as a home office, but well-suited for use as a formal dining room or additional living area, complete with sliding doors that lead directly outdoors. Step down into the sunken family room/den, a warm and inviting space with vaulted wood-beam ceilings, skylights, a fireplace, and sliding glass doors that lead directly to the backyard. The primary suite features generous closet space and a full ensuite bath. Two additional bedrooms offer great natural light and ample closets for family and guests. A second full bathroom completes the interior layout, providing convenience and functionality. Outside, the backyard is lush, private, and full of usable space. With mature landscaping and a large patio and deck, it’s the perfect setting for outdoor entertaining and relaxing."

129 Moonstone Street (3br/4ba, 2143 sqft.) is an early 90s SFR that got major remodeling just a few years ago.
We just noted 2 weeks ago that the highest-ever price for an SFR in El Porto appears to be $3.340M, and 209 41st emerged asking $10K more, aiming for the top slot. This one is much higher, starting at $3.799M, but arguably it is also a different proposition – more modern.
With El Porto's power poles about to come down (they keep promising!), this is a property that will benefit a lot.
From the official description:

617 Manhattan Avenue (4br/3ba, 1968 sqft.) is a half-lot walkstreet home near town, with upside.
There are no interior photos, evidently because the interior is "gutted" midway through a remodel that the buyer will want to finish.
