Sand Section

409 Bayview Drive (4br/4ba, 3013 sqft.) poses a pretty major question: What do you expect in a house?
This fully custom build breaks all the molds, ignores all of the past, and doesn't even give the time of day to any sort of modern Sand Section home designs.
There's custom, and then there's: "Can you do this?"
Back it up sec. If we told you this home is new construction on one of the favorably oversized east/west lots along Manhattan Ave. (3009 sqft.), what you might expect is either 2 townhomes, or a fully built-out 4500 sqft.-or-so house with an open-floorplan top floor. It would be a bit boxy, sure, but don't you have to maximize your build on prime dirt like this location? It's south of the pier, but close to everything.
Maybe not. 409 Bayview is not fully built out. It's not boxy. There's no big top-floor open floorplan.
Instead, it's mostly about the outdoors, featuring a truly fine, but somehow modest, series of separate living spaces that fully incorporate and drink in a connection to incredible outdoor spaces.
You know how most Sand Section houses lack a yard? This one centers around an indulgent, central turfed "yard" on the middle level, with a small saltwater pool and hot tub, plus a covered outdoor kitchen, with heated dining and living spaces (plus a fireplace, no less). The main "indoor" kitchen and main family room open out to that area via disappearing doors, and, at the opposite side of the yard, there's a second family room (you know, for kids) that can open to the yard similarly, or can be closed off. Of course, that front family room (on Manhattan Ave.) has nice ocean views, and can be opened on both sides to allow ocean breezes to flow fully through and across the property.
Did we say ocean views? Well then, you'll want to ascend the steps to the remarkable, purpose-built deck over that second family room, complete with fire pit and some of the best views on the property. (Not mentioned in the official description?) This idyllic spot might be seen as the architect and builder showing off, having some fun, delivering something magical.
Similar grand views are on offer from the primary suite above the kitchen/family room, back at the rear of the property, and its ample balcony. Now that's something to wake up to, with almost nothing but your own house in frame, and the ocean in focus.
They also made time for a couple other bedrooms. These are down on the lowest level, separated by 2 levels from the primary, and almost in their own separate house.
Manhattan Beach kids who are accustomed to having their own ensuite baths might be bummed, because there's just one shared hallway bath on that lower level. But fret not, little ones! The "wellness bath" includes a steam shower, sauna and cold plunge. It's never too soon to treat yourself like an elite athlete.
We can say "custom." We can say "there's nothing like it." We can say "you have to see it to understand it." But words fail. This home is a monument to a particular vision of how to make a Manhattan Beach house. It's not too hard to figure out, now, but it was pure rebellion and indulgence that made it what it is. What a thing.
Incredibly, the build date is 2026 (now!). It was obviously ultra custom for the owners, but now they're offering it up to the public instead – at what would be a genre-smashing PPSF (~$4,400/PSF) and the highest-ever non-Strand Sand Section home sale in MB to date (asking $13.250M to start).
You must get yourself to the open house. (Haha, who are we kidding? This kind of house does not open up to John Q. Public. But reach out if you are intrigued.)

2417 Crest (3br/4ba, 2292 sqft.) maybe can't match 409 Bayview for its exceptional degree of deviance from the norm, but this glam and ultra-custom ocean-view '02 townhome will still get you thinking about how very different some homes can be.
Twice remodeled down to the studs (poor studs), this home boasts big views and bold materials choices that seem to say "Manhattan" while located here in Manhattan Beach. (We have not been in a condo in NYC quite like this, but we're trying to describe a vibe.)

1315 17th Street (7br/5ba, 2326 sqft.) is a property that has always confused us in prior offerings. This time, it's no exception. Sorry, but it's just hard to read the official description.
From prior experience, we've seen this as 2 rental-caliber units with modest upgrades, a peculiar floorplan, and little curb appeal. Seems the current owner is on the same wavelength, as they've looked at redevelopment. The listing states: "permitting is in process for a potential redevelopment into five new units."
