Manhattan Beach New Listings (7/23-7/24/22)

manhattan-beach-grand-prixThe weekend sees return of the Chevron Manhattan Beach Grand Prix, a bike race along the hilly roads around the greenbelt.

As our sister site, MB News, puts it, the race returns "[a]fter a two-year hiatus due to COVID," although MB News pointedly does not say covid is over... Just the "not having bike races" part is over.

Fun facts: The race began in 1962, and is expected to draw over 700 world-class cyclists this weekend. Also, kids love the mini bike races set up for families as part of the weekend, and one of our pals vividly recalls winning the "Big Wheel" race X number of years ago. (An achievement one never forgets.)

Races start early Sunday morning, and will impact traffic around downtown and any ability to visit two of the new listings this week, one on Valley, one on Ardmore. So plan those visits for Saturday if you are so inclined. (Photo above courtesy of Manhattan Beach Grand Prix/Dan Munson.)

Weird quirk to this week's new listings: All are either on, or directly adjacent to, a busy road (Valley, Ardmore, Aviation, Sepulveda, MB Blvd.). Is that a late-July thing? A celebration-of-the-Grand-Prix thing? Discuss.

Tree Section

You're asking, "How much of a factor is noise from Valley?" By and large, the home is pulled back far enough to limit noise, except for one bedroom upstairs.

One notable limitation is that the front yard/entry area is probably larger than the backyard/brick patio area.

The simple, modernist style is inspired, a bit different from what you might expect. 

While this home is on the "commercial" side of Oak, it backs up to a modest strip mall, whose building appears to limit traffic noise from Sepulveda.

The way the lot is set up above Ardmore does help to diminish traffic noise somewhat.

The large and open kitchen is massively modernized, and newer flooring throughout the home adds to the overall updated feeling.
