Hill Section

708 8th Street (4br/4ba, 2324 sqft.) is arguably the last great view lot in the Hill Section available for redevelopment. (The main image above is a rendering, but there are no plans or new construction for sale, just the land.)
It was just February this year when a nearby corner lot at 811 6th sold for $11.100M, with multiple offers chasing the ocean-view location.
This comparable lot begins at $12.500M. Oh, yeah, and then you need to build an actual house. Is that another $10M to befit the location and lot price?
Notable: the final photo we're sharing here is taken from a platform purpose-built at the site to demonstrate the floor height and view from a potential new build – even with 11' ceilings. It's a good view.
From the official description:
"A once in a lifetime opportunity to create your dream home in one of the South Bay's most sought-after Manhattan Beach neighborhoods. Set on an expansive 9,963 SF corner lot, this exceptional property offers some of the most spectacular unobstructed ocean views available, showcasing breathtaking panoramas that stretch from Palos Verdes to Malibu. Rarely does a property of this caliber become available, offering endless possibilities to create a legacy residence tailored to your every whim. To help bring the vision to life, locally renowned architects have prepared conceptual floor plans and exterior renderings showcasing just some of the incredible options for this piece of land. These preliminary designs provide buyers with inspiration for creating a truly remarkable custom residence that maximizes the home's extraordinary setting and view potential."
708 8th Street begins at $12.500M and is open Sat. & Sun. 1-4pm.

Tree Section

3406 Palm Avenue (4br/4ba, 3580 sqft.) sprawls across an oversized lot (nearly 6200 sqft.), allowing for a wider, bolder home design.
Although built in the 1980s, the home enjoys many modernizations for baths & kitchen, and mostly new flooring (but a bit more carpet than you'll typically see in newer homes). A pool makes for a classy backyard.
Many of the home's upgrades, but not all, carry over from the condition in 2023 when these sellers purchased it. They raised the bar with a range of cosmetic fixes.
From the official description:
"Embrace a sophisticated yet relaxed lifestyle in this impeccably maintained home located in the desirable Tree Section of Manhattan Beach. Occupying a prominent position on an oversized lot—nearly 25% larger than the area standard—this residence offers rare scale and comfort. The home features four generously sized bedrooms and three expertly remodeled bathrooms, with an inviting foyer and soaring ceilings that lead into a seamless, well-designed layout. The kitchen is well laid out with the finest appliances for well seasoned or new cooks. The backyard is a private, spa-inspired retreat, providing a serene environment for hosting guests or enjoying quiet moments. This outdoor oasis includes dedicated spaces for al fresco dining and entertainment, perfect for weekend gatherings."
