With the long weekend and holiday on Saturday, mostly sellers opted not to debut new listings this week.
There are a few new ones. However, none of the new listings is holding an open house this weekend.
Open house times for new listings are listed below, but you can also click SEARCHES then "Open Houses" at the top of our site, which displays all the Manhattan Beach open houses. There are also links right at the top to Hermosa Beach and Redondo Beach opens.

Hill Section

845 11th (5br/5ba, 4315 sqft.) is almost a landmark of a mid-80s build on a sprawling double-lot in the Hill Section.
Word was when they first bought the house that they were going to plan to raze it and build new, but instead, they tricked it out inside. It's still recognizably an 80s contemporary with a unique look and floorplan, but with modern finishes.
Location-wise, it's not a tough walk to downtown or the beach from that spot.
From the official description:
"This extensively remodeled home combines a prime location, a pool, oversized outdoor space, a brand new kitchen, and a beautifully updated interior in one of the neighborhood’s most sought-after settings.Inside, the home features hardwood floors, designer finishes, and thoughtful improvements throughout, creating a warm and turnkey living environment. Outside, the expansive yard is designed for both everyday family living and entertaining, with a playhouse and generous usable space rarely found this close to downtown.A rare opportunity to own a beautifully updated home on a double-sized lot in the Hill Section, offering a combination of space, location, and lifestyle that is exceptionally hard to find."
845 11th begins at $8.499M.
845 11th is listed by William Johnson, William Johnson, Broker.
Sand Section

220 Manhattan Avenue (4br/3ba, 2365 sqft.) is a super prime South End lot running along a walkstreet. A favorable slope and "bump" in the hill allows for a great, high vantage from a possible new 3rd floor – just look at the home directly across the walkstreet for an example.
The building onsite has been neglected for years, making it a target. We've had more than one person inquire about buying it. Pretty sure we visited almost 15 years ago with a prospective buyer, but the owners simply were not interested in selling. Over time, things change.
Is that a big number for a lot? It is. But there is not another one like it that one can foresee being available.
The rendering included in the listing is conceptual; nothing in the listing says that any plans exist.
From the official description:
"220 Manhattan Avenue represents the finest non-Strand Sand Section homesite in Manhattan Beach. Located in South Manhattan Beach, the most coveted area of the Sand Section, this exceptional property occupies the southwest corner of 3rd Street and Manhattan Avenue, the high point of Bayview in South Manhattan Beach. The premier 33' x 100' corner homesite commands spectacular ocean views, remarkable openness, and a setting unmatched among non-Strand properties. Just a short walk to the beach, downtown Manhattan Beach, acclaimed restaurants, boutiques, and the pier, the location offers an extraordinary combination of walkability, privacy, and architectural potential. Offered as land value, the property presents the opportunity to create either a signature custom residence or two exceptional townhomes."
220 Manhattan Avenue begins at $10.495M.

222 24th Street (6br/5ba, 3100 sqft.) is a duplex touted for "exceptional positioning and view corridor," which could be seized upon with a new build.
One major view-protecting asset: The next-door neighbor to the west, 216 24th, is built on a 60' x 45' lot that runs along the walkstreet. Due to how Manhattan Beach averages the corners to set building height maximums, this effectively lowers the roofline that could block views from a new home at 222, and opens up even greater view potential.
From the official description:
"222 24th Street presents a rare generational opportunity on one of Manhattan Beach's most coveted walk streets. What truly distinguishes this property is its exceptional positioning and view potential. Situated near one of the highest elevations of the 200 block, the lot benefits from favorable topography that enhances its outlook and creates a view opportunity rarely found among Manhattan Beach walk street properties. The natural downslope of the surrounding terrain may open sightlines to the south, while the neighboring double-lot residence to the west preserves a uniquely valuable west-facing view corridor. For those considering redevelopment, a future residence may have the opportunity to capture extraordinary ocean and whitewater views directly over the rooftop of the westerly adjacent neighbor - an extremely uncommon advantage for a Manhattan Beach walk street home (subject to buyer investigation, design, and City approvals). Held by the same family for decades, this approximately 3,100-square-foot duplex offers a unique blend of immediate income potential, flexible living, and exceptional ocean view redevelopment possibilities. The existing property features two spacious residences with a combined six bedrooms and five-and-a-half baths. The front residence was originally constructed in the late 1960s, while significant remodels were completed in 1983 - including the addition of the third floor to the rear residence - and again in 2001 for the front residence."
222 24th Street begins at $6.900M.
222 24th Street is listed by Shawn Dugan, Strand Hill Properties.

400 17th Street (4br/2ba, 1924 sqft.) is a 1920s original duplex with considerable modernizations that make it more livable as it stands today.
The walkstreet location is more on the Live Oak Park side of the street, appearing to lack view potential, but as you know, we love the Teen Streets and this is one of them.
Notable: At this writing, the links to the property aren't working because the listing is "on hold" (no showing, no internet). We assume that's temporary.
Also notable: They raised the price in the MLS from a start at $3.800M to $4.500M. (Wow.)
From the official description:
"Just a 2-minute walk to the sand, this bright duplex offers both upstairs and downstairs units with updated interiors, private decks, and a recently renovated shared outdoor patio area. Both units feature 2 bedrooms, including a larger bedroom with views of Hermosa Beach Pier from the top unit. Renovated in 2022, the upstairs unit boasts brand new white oak hardwood floors, recessed lighting, and a fully updated kitchen and bathroom. The downstairs unit also has a fresh interior and direct access to the outdoor space. Live Oak Park, restaurants, the pier, and other local amenities are just steps away. 2-car garage, with additional public parking nearby. Open to all lease periods and start dates—come enjoy the beach life."
400 17th Street begins at $3.800M $4.500M.

Tree Section

2909 N Valley (2br/1ba, 1062 sqft.) is a 5000 sqft. lot on a bit of a busy street.
Unlike many lots on Valley, this one appears to be essentially flat, and the 50' width is a nice bonus. (Some lots on Valley are half that.)
From the official description:
"Manhattan Beach Tree Section Lot! An exceptional opportunity to build your dream home in one of Manhattan Beach's most coveted neighborhoods. Situated in the heart of the Tree Section, this 50' x 100' lot offers rare extra-wide frontage and outstanding potential to create a custom estate with 5 bedrooms and a yard (buyer to verify with the City of Manhattan Beach). Whether you're a developer, investor, or future homeowner, the upside is compelling... The expansive 50-foot frontage allows for exceptional curb appeal, more flexible floor plans, enhanced indoor-outdoor living, and a truly distinctive architectural presence. Enjoy an unbeatable location just minutes from downtown Manhattan Beach's acclaimed restaurants, boutiques, cafés, the iconic beach and Strand, Manhattan Village shopping, and award-winning Manhattan Beach schools. Build the home you've always envisioned in one of Southern California's premier coastal communities. This is the lowest priced lot in the Tree Section."
2909 N Valley begins at $1.999M.
