Everyone's back from... well, July 4th, we guess. So there are more new listings this week, headlined by two new/newer homes in the Tree Section.

Tree Section

716 Rosecrans Avenue Manhattan Beach CA716 Rosecrans Avenue (3br/2ba, 1500 sqft.) is a highly modernized home with a build date from the 1950s.

The lot, at more than 5100 sqft., counts as oversized for this stretch of Rosecrans, where lots are typically closer to 4000 sqft.

In what seems like a long time ago, in Sept. 2016, this property in comparable condition traded for $1.475M, and is now priced almost $1M higher.

It's a bit remarkable that this unit was sold new for $2.395M four years ago, and is now offered again for only $100K more, $2.495M.

The same property ran just a couple of weeks in May-June of this year at a higher price, $1.285M, but the new version of this listing is at $1.199M.
