The main new listings are all on the other side of Sepulveda, starting with a cutie that won't last – get your looks in right away.

1301 19th, Manhattan Beach,  1301 19th (3br/2ba, 1671 sqft.) is near to 1401 Chestnut and broadly comparable, with 3br + a bonus space, recent remodeling and a pocket of outdoor space. 

While Chestnut was aggressively priced to sell quickly, this unit starts $400K higher.

When compared directly, this one isn't quite as bright or open as Chestnut, secondary beds/baths feel a bit smaller and the location runs along a busier street (Meadows). The lot is about 900 sqft. larger.

In Dec. 2024, this one sold for $2.609M, so they're now seeking a markup of almost $200K on the resale.

See 229 41st (sold for $4.800M) and 228 Moonstone (in escrow, asking $4.899M).

Yes they're getting high 4s on those others, but no, they're not spending a lot on marketing for this unit. For now, all we have is a crooked phone photo and a description that leans into A.I. writing (e.g., "a space that feels both elevated and effortless").
