Sand Section
405 10th Street (4br/4ba, 2508 sqft.) is a retro-cool walkstreet duplex.
For those who say they want to be in a walkable location near town, this one offers a huge exclamation point. It IS downtown. The rear part of the property connects to the periphery of the beach Vons, and if the city develops the former US Bank branch at Morningside and MBB as planned, the backyard could be a splendid new pedestrian plaza with restaurants at the gateway to downtown.
The building is mostly what you'd expect in a 60s structure with some fun, modern updates to the main house.
They really went to town on the sizable primary suite upstairs, where the bath actually has no walls separating it from the bedroom area. (It's a choice.)
The rear patio is paved with gravel and features a sizable in-ground hot tub framed in pondstone. It's all a pretty inspired package, with a bonus unit over the garage.

Hill Section
931 Duncan Avenue (6br/7ba, 4910 sqft.) is newer construction in the southern part of the Hill Section.
If it seems familiar at all, there's a reason: This home was new not long ago, and sold in Jan. 2025, not quite 2 years ago (for $8.945M).
By this time last year, they were offering the home up for rent. You see this sometimes – people "must have" a house, then don't stick around.
Asking price today is only about $200K over acquisition – not nearly enough, with costs of sale, to recoup the purchase price.
And they did a bit of work, too, which we appreciated on our recent visit.
When brand new, the home had a stark, generic feel. Maybe it was the use of pure-white paint, which was on its last legs stylistically at the time. Maybe it was blah staging back then. Who's to say? They deleted all the old photos in the MLS so there's not much to go by now to compare.
We mean this as a contrast to the appealing, well-presented and warmer version of the home that's on display now. The current (short-term) owners added some custom colors, built-ins and fixtures, and made the home feel like... a home.
This build does a lot on a ~4800 sqft. plot. You'll find the primary suite up front on the (middle) entry level, with a nice ocean peek. The balance of main bedrooms are also on this floor.
A sizable basement media room (shown now with a monster cinema TV) is complemented by not one but two ensuite spare bedrooms, plus a half bath. The top floor is wide-open, with high ceilings and a large deck out front, the best spot to capture ocean views to the south. (Maybe Catalina on a clear day.)
We liked the current staging, although we'd have to say the photos seem a bit dim and maybe even sepia-tone-filtered? The home is crisp, clear and bright in person. Ready for a big Hill Section home? Here's a lightly used one with views.
A part of the last line of the description stuck with us: "Sophisticated without formality and coastal without cliché." If you know what that means, please let us know.

Tree Section
3501 Maple Avenue (4br/4ba, 3404 sqft.) is a corner-lot remodel with a familiar floorplan. Despite running along 35th fairly close to the refinery, the home seems to successfully avoid having that industrial site too prominently in frame or as part of the environment.
The kitchen is giant, with extra ovens and tons of open space and counter space. Remodels to the baths are largely inspired – and different.
This is now the 4th active listing in the Trees from the 3400 block or northward. But our sense is that its separation from Rosecrans/refinery is just a little better than the others. Let's see what buyers say.
