It's a light week for new listings, perhaps with more sellers holding back till Labor Day or right after.
The week's new listings are just 2 flips and a reboot of a Hill Section listing that recently canceled, moved to a new agent and slashed the price.
Open house times for new listings are listed below, but you can also click SEARCHES then "Open Houses" at the top of our site, which displays all the Manhattan Beach open houses. There are also links right at the top to Hermosa Beach and Redondo Beach opens.

East Manhattan Beach

201 N Herrin Street (3br/2ba, 1015 sqft.) is a half lot home that formerly (a) had a 2nd Street address (it's on the corner), and (b) was just over 800 sqft.
With a total flipper re-do and conversion of the garage to an ADU (with its own address) that could be a 3rd bedroom, this is a compact and modern little package.
The choice of location for a profit-seeking flipper project is one we can't evaluate fully till we see the results.
From the official description:
"Single level modern beach house fully renovated from the top down, inside and out. Attached ADU with kitchenette/bar and bath can be used as 3rd bedroom, guest/in-law suite, home office, entertainment room, or studio to rent out with it's own separate access and address. Corner location w great air flow and abundant open street parking on all sides-- a rarity this close to the beach. Photos virtually staged."
201 N Herrin Street begins at $1.799M and is open Sat. 3-5pm & Sun. 1-3pm.
201 N Herrin Street is listed by Edgar Worth, Worthy Homes.

Hill Section

845 11th (5br/5ba, 4315 sqft.) sold a couple of years ago in mostly original (80s) condition, and then got a major cosmetic remodel.
You might recognize it from its first market launch this year, at $8.499M in early July. It's back now with a new agent and drastically lower price: $7.295M.
In the interim, a short-lived rival for Hill Section buyers' attention just a few doors up the hill at 819 11th (6br/7ba, 4997 sqft.) abruptly halted its attempt to resell for $7.190M, converting to a rental listing at $23K/mo.
Worth noting: 845 11th was acquired for $5.500M in Feb. 2024.

From the official description:
"Incredible value in the Hill Section! Don't miss out on an opportunity to own this contemporary masterpiece on an almost 10,000 square foot lot in one of the most coveted areas in Manhattan Beach. Just a short walk to Downtown Manhattan shops, restaurants, and the iconic pier. This home has recently undergone almost $1M in renovations including a state-of-the-art updated kitchen and stunning bathrooms. The interior includes unique skylights and clerestory windows allowing for ample light in this sun-filled home. There is nothing on the market like this! The main level is perfect for family living or entertaining with multiple areas to gather and doors that open to enormous front and back yards. The backyard is a show stopper with a glistening pool and spa, a children's playhouse, and a large grassy area with room for a trampoline, ping pong, cornhole, or any number of sports. The front yard is fenced and very verstile - it can accommodate a play area, sports court, or additional parking. It's rare to find this much outdoor space this close to the beach."
845 11th begins at $7.295M and is open Sat. 2-4pm.
845 11th is listed by Audrey Judson, Pacifica Properties Group, Inc.
