Sand Section

214 El Porto Street (4br/5ba, 2235 sqft.) is a very ambitious half lot modern tower with significant ocean views.
They're aiming for an El Porto price record here. The record for an SFR on a standard half lot (~1350 sqft.) is this year's sale of 124 38th Place at $3.340M.
The start price for this new listing is $5.650M.
But the lot is a tad bigger, at 1480 sqft.
That's how they got over 2200 sqft. into the build.
El Porto's all-time record for an SFR was at 200 40th (4br/5ba, 2468 sqft.) in 2022, among the biggest "half-lot" homes ever built in Porto. They got $5.300M there. (See "Porto's Biggest Sale Ever - By a Mile.")
40th St. is a different bird, though, wider and affording somewhat bigger views.
This new home has eclectic neighbors that underscore how El Porto is evolving. Directly to the west, a newer modern with big views. To the east, some kind of 1950s duplex with rough edges. Behind the home to the south, more rougher, older surf shacks.
One to watch for sure.
