Manhattan Beach New Listings (9/10-9/11/22)
How many times can you say we were hit by a hurricane?
Well, still not, technically... we just got some weird, wild weather from Kay, briefly a low-grade hurricane and then a tropical storm.
Disaster averted, and area cooled.
Proceed with your open-house touring as normal.

Sand Section
445 33rd Street (5br/5ba, 4353 sqft.) is a special place we've raved about here on MBC over the years as it has come to market now and again.
It's unique at first because of its unusual 60' presence along quiet 33rd St. This allows for a floorplan unique in the Sand Section, including an ample front deck with an ocean peek.
The custom, beachy styling has always been special.
And this one is almost always offered at a price that is notably higher than other comps on the plateau.
Its last sale, at $4.400M, in July 2017, was the high for the district. Now it's $3M higher.
From the official description:
"Just moments to the beach, this stunning coastal Hamptons style home is perched in the highly coveted Sand Section of Manhattan Beach offering the quintessential California Beach lifestyle with luxury, design, and comfort. This ultra-rare, 60-foot frontage entertainers dream offers an expansive 3,753 square foot, 5 bedrooms, 5 bathrooms, plus office floor plan with ~ 1,600sf outdoor living space. The ultimate open concept living with the perfect indoor/outdoor flow with relaxing ocean views and breezes. From the moment you enter the palm-lined entryway, the abundance of natural light throughout welcomes you in. The main level hosts 3 ensuite bedrooms complete to perfection and a spacious laundry room. Experience true relaxation in the primary suite with a large spa-like bathroom complete with steam shower and separate his & her walk-in closets. From the main level, ascend to the third floor with ocean views and a masterfully designed open floor plan with soaring ceilings that seamlessly extends out to the expansive balcony through 24-foot bifold doors."'

472 29th Street (5br/6ba, 4603 sqft.) took 6 weeks off and has cut $405K from start.
The wrapper says Mediterranean, but inside, the remodel is far more beachy, with modern edges.
It's also a lot of space, a tick bigger than most Sand Section homes, thanks to its ~3000 sqft. lot.
From the official description:
"This well-designed home offers three bedrooms complete with en-suite bathrooms and two bedrooms that share a dual bath. The secluded downstairs guest suite or media room is most ideal for hosting over the holidays! The top level offers a beautiful open chef's kitchen as well as formal and informal dining and living spaces. Spacious decks on either side, truly an entertainer's dream. The spacious three-car garage has plenty of storage plus two additional driveway spots. This is one of the best locations as you are just steps away from the beach, close to all of downtown MB's shops and restaurants, Sand Dune Park is just around the corner, kids can walk to Grandview Elementary and all that Manhattan Beach has to offer. Property sold 'as is.' "

Tree Section
3108 N Poinsettia Avenue (3br/3ba, 2218 sqft.) is an efficient, 3-level home with lots of charm.
Enter into the great room, with remodeled kitchen. Some of the pressure is taken off this space by a downstairs den.
Two bedrooms on the entry level are oh-so-compact. The master suite is reasonably spacious, upstairs. That downstairs den does have a full bath and could serve as a guest room (lacking a door, however).
The grounds are well landscaped, lending a classic feel to the home overall.

Head outside to enjoy those two outdoor seating areas and the grassy space beyond. You’ll also find a private gated driveway with a detached two-car garage with extra space above the garage that has potential to be an office or ADU in the future. 2606 Pacific Avenue (4br/3ba, 3448 sqft.) sports a 1950 build date, but obviously had an expansion and restyling at some point in the 1980s or early 90s, boasting contemporary and interesting architectural styles.
Definitely different, and priced a bit "low" for the Trees to account for that, it seems.
