Manhattan Beach New Listings (9/13-9/14/25)
Now we're getting the flow of new listings that we expect in the Fall season.
One summary we saw on the MLS said we had 13 new listings this week. Two were actually re-lists, and one is a 4-plex which would not suit most families looking for a home locally, but we'll take it – whatever the count.
Even with all the new options, inventory is lingering in the mid-80s, meaning the market is moving while new listings emerge.
Speaking of the moving market: Hope you saw that we sold our awesome listing at 3208 Agnes, in a deal that closed quickly on Friday at $6.250M (+$355K). The link there will show you all the photos etc. as a reminder of what a singularly cool house that is.

2716 Highland Avenue (3br/3ba, 2057 sqft.) is a 1980s single-family with nice views, and a refreshed look.
All 3 bedrooms are on the first living level, which is floor 2 above the garage. Two kid-sized bedrooms share a bath. The primary suite includes an artfully redone bath and contemporary feel.
Upstairs, all the living spaces are fully open, with the kitchen and dining area bumped up to get the best possible views.
This home was marketed for a month last year, at a much higher price ($3.999M), and lacking full staging. Both things are fixed this year, with a much lower price ($3.399M) and a full stage that shows off the home better.
Last year, there was also some uncertainty over views. Neighboring 2700 and 2712 Highland were on the market as a giant multi-lot offering at nearly $17M. Instead of selling, however, that property has been rented for the time being, offering a measure of view protection for 2716 Highland.

315 Marine Place (3br/2ba, 1430 sqft.) is a smartly updated little home, dating to the 1930s but with plenty of modern flourishes. They say it "lives like a duplex," owing to a separate 1br/1ba unit on the lowest level.
Unexpected: A roof deck! As you likely know, only Hermosa allows roof decks. In MB, only an existing one is permitted, "grandfathered" in and allowed to remain.
The corner location at two alleys (Marine Place and Crest) is very close to a district where there are active proposals to remove power poles and lines – although we're not sure if this one would benefit. Worth checking, as that process unfurls.
