It's a busy week, with a dozen new listings. The vast majority, however, are pretty dated and represent rehab projects or land-value propositions.
There are exceptions, of course, including a remodel in the Hill Section and a flipper redo of a Liberty Village home.

1508 The Strand (5br/6ba, 5589 sqft.) is a large, although fairly basic, 1980s home that's shown with much of the flooring removed, and with a listing description that hints that they expect buyers to look at this nearly $14M listing as a land-value proposition. We'll see!

224 18th Street (6br/5ba, 2634 sqft.) appears twice on the MLS because it's co-listed by a local broker and one from out of area, and the systems allow each to post the house on their "home" MLS. So no, you're not seeing double.
What you are seeing is a duplex on a prime walkstreet near downtown, with high land value.
If the start price of $4.700M seems a little low, once again, your eyes are not deceiving you. A very recent sale of a nearby duplex with high land value (201 19th) closed at $5.100M (July '24).
