Hill Section

873 9th Street, Manhattan Beach,

873 9th Street, Manhattan Beach,  873 9th Street (5br/5ba, 5088 sqft.) is a unique 2016 build near a corner, with some intriguing views toward downtown L.A.

Notably, when new, the home was promoted as being in a "Beach Plantation" style.

This year, it's referred to in the listing as "'current' in design and 'timeless' in style to capture tomorrow's desires, today."

873 9th Street, Manhattan Beach, For those interested in a brief history lesson, waaaaay back in October 2016, we here at MBC speculated that the use of the term "plantation" for home styles might be on the way out. (See "How Much Longer for 'Plantation' Style?") We actually referenced 873 9th at the time. Quotable quote:

"Is this home design trend timeless, or played out? In conversations the past several months with buyers, agents and even sellers, it has become clear that the 'Plantation' design trend is nearing the end of its arc."

873 9th Street, Manhattan Beach, We must say, though, it's not as if the basic elements of that design phase are unattractive now – it's really about terminology. 873 9th looks very, very similar now to how it did when new in 2016, which sorta validates the idea that the style is "timeless" as advertised. We just call it something else.

873 9th Street, Manhattan Beach, From the official description:

873 9th Street, Manhattan Beach, "This spacious modern transitional 5,088 square foot home is in the desirable HILL SECTION of MANHATTAN BEACH. The home is "current" in design and "timeless" in style to capture tomorrow's desires, today. The featured areas in this open and flowing floor plan are well designed and spacious . There are TALL CEILINGS throughout. The open floor plan allows a main common living floor that flows easily upon entering the home, through the home and to the outdoors again. The family sleeping area is accompanied by a family media room or play area (for the young or younger) and is ideally located adjacent to the family living area of the home, which is just one floor away. Direct access to the pool, spa, and outdoor living area can be easily accessed from this level. The OUTDOOR space offers optimum PRIVACY, which is sought after and hard to find. The COVERED PATIO offers seating, a television, and a featured fire ring designed with additional built-in seating. The CITY VIEW DECK, with direct access from the kitchen and family room, offers a built-in BBQ and serving center, as well as space for additional seating and dining. This area has direct access to the SALT WATER pool which features a waterfall at one end and a built-in spa at the other. In addition, the design is highlighted by the well-placed pool seating platform, which is large enough for two reclining loungers, an umbrella, and a side table. The PRIMARY SUITE features a double-door entry into a foyer adjacent to the suite, a walk-in closet, a bath retreat room with dual sinks, a freestanding tub, and a separate shower. The suite's bedroom is highlighted with floor-to-ceiling glass pocket doors and oversized windows for easy outdoor access and viewing enjoyment. The MEDIA/FAMILY PLAY ROOM is large and offers flexibility in its use. All the bedrooms are well sized and have spacious closets. EXTERNAL AMENITIES include the calming Manhattan Beach wind, "BEACH BREEZE," and a breathtaking LA CITY VIEW highlighted by the beautiful San Gabriel Mountains. Noteworthy: Downtown "TOWN" Manhattan Beach or the ocean/walkway "THE STRAND" is just a quick walk away!"

693 19th Street, Manhattan Beach,

693 19th Street, Manhattan Beach,  693 19th Street (5br/4ba, 3312 sqft.) sports a 1950s build date but the architecture of more like a 1970s house. It was last listed in late 2021 and sold in March 2022 for $3.100M.

We were eager to see what someone had been able to do with the home since then. Alas, the photos and much of the listing description appear to be recycled from the 2021/22 listing, and on Friday, we weren't able to drop in on any broker's open (on account of our Hermosa listing).

The attempt to resell here now at a modest markup ($250K over 2 years) suggests, perhaps, that no projects ever got launched, and we're back to a blank canvas for the next buyer.
