Manhattan Beach New Listings (9/6-9/7/25)

Well it's no flood, but there is a diverse mix of 7 brand new listings this week. We do expect new inventory throughout September and October, often our second-busiest time of year.

An old south-of-the-pier duplex that cries out for a modern build? Yes. 

A couple new Tree Section entries? Yes, also. 

How about an oversized East MB newer home? There's one of those, plus a single-level SFR in Manhattan Village.

3208 Agnes Road, Manhattan Beach, Oh, yeah – we've had a couple questions about our late-August listing at 3208 Agnes (asking $5.895M). (Link to website with all photos.) That was only open one weekend, as it sold immediately with multiple offers. It will close soon – be ready to be amazed.

The look is crowd-pleasing enough, but they canceled the brokers' open so we have not yet visited in person.

3200 Elm Avenue, Manhattan Beach,

3200 Elm Avenue, Manhattan Beach,  3200 Elm Avenue (5br/5ba, 3109 sqft.) is a vintage Mediterranean from the early aughts.

A nice upgrade is the all-brick backyard/patio with built ins, including a kegerator at the BBQ. 

Much of the rest of the home is looking for a refresh or reboot, but it's pleasant enough. 

3200 Elm Avenue, Manhattan Beach, Worth noting: The listing describes the home's proximity to the "Armory Greenbelt." We'd never heard that phrase. Google said it is a reference to Veterans Parkway and linked to this MB Confidential page as the #1 source for info. Bravo. Also, the A.I. summary observed:

"The specific reference to an 'armory' in connection with the Manhattan Beach greenbelt is likely a misnomer, potentially related to real estate listings." Right again, robot.

It's a smallish, traditional little cottage with some upgrades, although older/original baths. 

The decent-sized yard and second garage on a private alley in back got us thinking about potential...

Sand Section

It benefits from a very fortunate neighbor situation: The lot directly to the west was purchased to be a yard by the homeowners one more lot to the west. This opens up a (currently) unblocked view corridor that delivers big views from the top level.

The alley streets in El Porto tend to be tighter and have more wires, but they're working on completing removal of all the poles now thanks to the (delayed) undergrounding in the area. Several photos in this listing are treated to remove poles that are there but going.

216 6th Street, Manhattan Beach,  216 6th Street (4br/4ba, 2458 sqft.) offers an extremely intriguing opportunity for a new build near downtown, south of the pier. 

It doesn't get much better than a walkstreet on a corner with Bayview, with slope to the west that should keep view-blocking properties low. (There is, sadly, a power pole on the front corner.)

Yes, it's a duplex, which means any new build must follow the "no net loss" rule and include some kind of second unit. But that can be done in ways that are even favorable for the new owner. (It's nothing like needing to build 3 units, like we saw on a recent listing at 9th/Ocean.)

The price is now the lowest ever.
