East Manhattan Beach
1350 23rd Street (5br/5ba, 4799 sqft.) seemed to make a splash 6 years ago, when brand new. Tree Section
3008 N Ardmore Avenue (3br/2ba, 1906 sqft.) is a unique case, presenting with a nice mix of old-timey country-house feel with several style upgrades.
The nearly 7500 sqft. lot (they call it a double) runs wide along Ardmore, stepped up somewhat from the level of the street, which helps a lot.
The almost-midsized, upgraded 1950s house also runs wide along the lot, resulting in a long, wide backyard and more-than-ample front yard.

Sand Section
2905 Alma Avenue (3br/4ba, 2184 sqft.) is something we'd bet few have ever seen: A truly separate, legal SFR with a fully shared wall. Y'know, it just looks like condos or townhomes, but that's not how it shows up legally.
The 3-level home does feel its 1960s vintage, although with notable updates to the kitchen, and newer flooring.
