Oh, the sun may want to hide and the air might stay cool, but with the long Memorial Day weekend, it's unofficially Summer regardless.

For the holiday weekend, there are fewer new listings and open houses: Just 35 in total. We've got the newest listings below and in our new video here:

Tree Section

When you see a home of this size, style and price ($5.750M) in the Marytrs area, one of the first questions is: Are there ocean views? Because some parts of the hill do get that. Alas, no, this one is on the non-ocean side of the hill, east of the peak and down a bit. But there are pretty interesting views to the north from the master and its deck. The hill drops down, offering treetop views, the Sand Section plateau, a bit of the industrial scene to our north and then the hills toward downtown L.A.

663 18th Street Manhattan Beach CAThe layout features a very large and open great room in back. This includes two casual dining spaces, including a small pocket booth like you'd find in a diner. The large room opens to a modest yard that's mostly paved with stones set in grass. More of an entertaining space than play space.

Do you want a play space, though? The basement is outfitted with wood paneling and tons of games you'd find at a shore-area arcade or a Philly dive bar. This is clearly an intentional design meant to conjure a specific feeling from a specific place. (How often do we get to say "Philly dive bar" in reference to Manhattan Beach real estate?) Truly fun. If you make a move to buy this one, keep the games.

Although there's this: The home is, how should we say, "lived in." There are scuffs, scratches and rough edges, and they didn't move out the family to let stagers have their way. Call it counter-programming: Enough with the relentless pursuit of a "perfect" presentation. People live in houses before they sell them. This does not make it much harder to see the home for what it is and could be.

True fact: One of the most common questions to the agent hosting an open house is, "Does anyone still live here?" Since the answer is almost always "yes," this is often taken as evidence that the home has been successfully neutered of all traces of actual people having a life in a house. Bah!

3609 Maple Avenue Manhattan Beach CA3609 Maple (5br/6ba, 3250 sqft.) is new construction in a style you haven't quite seen before.

It calls to mind a couple of recent sales: 2900 Ardmore (5br/7ba, 4450 sqft., $4.375M in Jan. 2016), literally touted as a "farmhouse" style, and 3521 Laurel (5br/5ba, 3350 sqft., $3.100M in Aug. 2016), something of a modern-tinged take on the typical "plantation" style home that's prevalent in MB these days.

Throughout this new home, you find an intentional mix of modern elements with classical inspirations. It's something of a Restoration Hardware concept.

But check out the throwback stove: While huge and surely of commercial grade, it looks as if it were transported to the home from the 1920s. (This is a compliment.)

The floorplan is at once familiar and just different enough. The first floor feels almost completely open, but a divider with see-through fireplace sets off a formal dining area from the great room.

There's an almost whimsical custom feel to each room, including each bathroom, given its own style. The master bath (not very well photographed for the listing) features old-timey tile flooring and a wide-open shower, divided from the rest of the room by a large glass wall. There's a feel of a "wet room," rather than a division of space. 

Truly different. And priced lower than other new construction due to location, meaning you can get more for less.

1408 Walnut Avenue Manhattan Beach CA1408 Walnut (4br/3ba, 2700 sqft.) is a 90s Mediterranean with some updates, such as painted cabinets and sleek kitchen. More from the official description:

Sand Section

1704 Highland Avenue Manhattan Beach CA1704 Highland (4br/4ba, 3300 sqft.) is a 2001 Mediterranean that, through some strategic repainting and light updates, has a bit of a feel of a modern Spanish.

The headlines here, though, are the amount of space and the big views from the front deck. There really are not enough homes with a due west exposure to feature the views. And as to size, how many other townhomes are you going to find with a dedicated home theater?

All that comes in a package which, while obviously on Highland, is near to town and fairly quiet once you get up to the central bedroom level and the top floor living level.
