Weekend Opens (6/3-6/4/17)

We halfway-seriously called it "Summer" last weekend, simply because the calendar and the holiday weekend made it so, by tradition.

But let's be honest. Memorial Day was a might chilly. And this weekend begins again with the fog and mild temps you'd expect of the Bay Area or early Spring here.

So the question must be asked: Are we headed for a Bummer Summer like 2010? Day after day of white skies and blustery winds when the calendar says "June" or even "July" or (gasp!) "August"?

The thought's almost too troubling.

It'll burn off and we'll all be fine, and the real estate market won't suffer a bit from a lack of bona fide Summer. Go about your business, please.

Tree Section

This is Dave's listing, open both days this weekend, and we hope you'll come by and see it for yourself. From our official description:

628 Marine Avenue Manhattan Beach CA628 Marine (3br/4ba, 2800 sqft.) is a custom home that didn't max out (note the 3br and less than 3000 sqft.), when custom built in 2003. But it's very stylish in its own right, and gets a rhapsodic official description as well:

"If only wine country had a beach like Manhattan Beach. This Napa Valley style residence is an icon, because it’s one of the best and most memorable homes in our rich history. 628 Marine starts at $3.150M and is open Sat. and Sun. from 2-4pm.

3005 Maple Avenue Manhattan Beach CA3005 Maple (5br/4ba, 3125 sqft.) is a 1990 custom-built original with lots of updates that shows fully move-in ready.

The floorplan is unusual in some respects, with an upside-down layout like you might expect in a true view location. Here, from the rear living room and large, open deck, it's more a treetop view, but pleasant nonetheless.

3005 Maple Avenue Manhattan Beach CAThere's something of modern Spanish vibe, with reasonably updated kitchen and simple baths. The upstairs living room features a very large double-sided fireplace decorated with stone.

You'll find 4br downstairs, all with sliding doors to the side yard or, in the case of the master, to the backyard. The master sports his & hers closets.

Notably, this one tried to sell in late 2014-early 2015 too high: $2.940M down to $2.699M before quitting.

It's compelling this year at $2.450M to begin. From the official description:

"Warm & Welcoming Tree Section Charmer. This home features a chef’s kitchen, with Russell Range, Dual Ovens, Subzero Refrigerator and Miele Dishwasher. 742 29th Street Manhattan Beach CA742 29th (3br/2ba, 1200 sqft.) is pretty much a lot sale on a nice block. The neighbor's under construction now, so why not help out this neighborhood, already creaking from multiple new construction projects, by starting and finishing one more at around the same time. Some day there will be a break.

2909 Laurel Avenue Manhattan Beach CA2909 Laurel (5br/4ba, 3700 sqft.) does not yet have an official description. It was a late addition to the MLS and to the brokers' tours Friday, and we haven't seen this version of it, recalling it only from past market offerings. 

Promoting recycling, as we sometimes do here, we'll share the official description from the last time 2909 Laurel was offered for sale:

"This home has the charm and feel of a plantation home built in the South. One of a kind, top quality ... Craftsman featuring 4 bed + office and a additional playroom/movie theatre, 3 1/2 bath with over 3700+ square ft built in 2005. Enter the home through the oversized front porch into the large vaulted ceiling living room with dual extra large fans. 2909 Laurel starts at $3.399M and is open Sat. and Sun. from 2-4pm. 

Sand Section

1211 Bayview Drive Manhattan Beach CA1211 Bayview (4br/4ba, 2350 sqft.) is a newer (well, 2007) modern townhome with a prime downtown spot and plenty of upgrades. It shows nearly new. 

High ceilings and lots of glass upstairs make for an inviting, bright entertaining space. The lowest level hosts 3br, an office nook, laundry and storage... much more than you'd expect to find in a half-lot townhome.

This one presold before hitting the market in Oct. 2015 for $3.600M. (Here's that old, sold listing.) It's back now with a modest markup to $3.795M. From the (new) official description:

East MB

3 Coronado Court Manhattan Beach CA3 Coronado Ct (2br/3ba 1575 sqft.) is a modernized court home in the Village. From the official description:
