Median Price, Assessed Values Rise in Manhattan Beach

The median home price for Manhattan Beach reached a record high in June and July this year, hitting $3.500M.

And this is by the most cautious, detailed measure – using a full 12-month run of sales data to calculate a median price. 

There is a signal in the data that prices could be heading even higher. 

When we re-calculate the median price using only 6 months' worth of data at a time, there's an even higher spike within this year's data.

The numbers for May, June and July have all been over $3.700M

We are cautious with smaller datasets. There are just over 200 sales accounted for in the July data, for instance, and fewer than 180 sales in any prior period's 6-month stretch of data. Over time, a cluster of sales under $3.800M could drag the median down, even by the 6-month measure. 

Still, there is a chance that this is a trend that will continue, which is why we noted it today, and we'll check back later.

Assessed Values Rise 5%

In a related, but different type of report, the Los Angeles County Assessor’s Office says that Manhattan Beach properties have a combined assessed value of $29.07 billion for 2026, an increase of 5.3%, or $1.46 billion, over the previous year.

Our friends at MB News were first to report on that stat. 

Per MB News, Manhattan Beach’s total parcel count for 2026 is 12,933, broken down as follows:

- Single-Family Residential: 11,175 parcels

- Residential Income (Apartments): 1,274 parcels

- Commercial/Industrial: 484 parcels

California's constitutional property-tax limitation, known as Proposition 13 (1978), limits assessed value increase to 2.0% per year. 

Therefore, the bulk of the increase in assessed value found by the Assessor would come from home sales.

With increasing price trends, and homes typically sold above their acquisition price and assessed value, the city's overall property values for assessment purposes increase more than 2%.
