Median Price Up $500K in 18 Months

Remember how here in Manhattan Beach, we had a couple of slow years in real estate, then a busy one?

It's reflected in prices.

 

Look back just 18 months to January 2024, and the latest median price of $3.275M for June 2025 is a full $500K higher than it was oh-so-long-ago. (It's not that long ago.)

This new median would be the highest-ever for Manhattan Beach, but for April 2025, when the figure was $25K higher at $3.300M. Can we just say it's the highest even for a year-end or mid-year? 

(Please keep in mind, when we present median prices, they are always calculated using a full 12 months' worth of data.)

Scale of Improvement is Notable

$500K is a big number.

It's also a big jump of 18% over 18 months (ooh, there's that lucky 18 again!), a rather fitting counter-trend to the 12% decline in the median price over 12 months in 2023. 

We had noted how the Manhattan Beach median home price had been rising throughout 2024 in our data wrap for last year. (See "Data Show How '24 Improved - Manhattan Beach Market Update for 12/31/24.") But that was a more modest 8% increase throughout last year. 

As you can see, the median price took its biggest jump between Dec. 31 '24 and January 31 '25. Since then, truthfully, the median price has been kind of flat for the rest of the year. (See our full page about median home prices in Manhattan Beach, including links to past analyses.)

These median price data won't be too surprising in light of other data that we reported last week. 

We showed that the total number of sales was up 27% year-over-year, nearly average for the first 6 months of the year. Meantime, the dollar volume (amount of money spent on homes) was up 43%, ranking second among all first halves.

'Median Homes' for '24 and '25

Whenever we talk about median prices, we also like to see what the "median home" was. This time, the "median home" (which actually sold for $3.275M) was 1607 1st St. (5br/5ba, 3495 sqft.):

The home is an '06 Spanish in East Manhattan that needed almost 5 months on market, after starting at $3.700M and ultimately selling 11% lower at the aforementioned $3.275M in Oct. '24.

The "median home" for Jan. '24 was 212 41st (3br/2ba, 1543 sqft.), a lovingly remade El Porto cottage with some ocean views.

This little beauty closed for $2.775M (+$25K over asking) in June 2023.
