At a time when everything's selling and everything's hitting new highs, why not the 2006-built townhome complex over at 1202 & 1208 Tennyson?
This week, with the sale of 1208 Tennyson #3 (3br/3ba, 1750 sqft.), we see a sale price $100K higher than any public-market sale in the complex over 2+ years.
It was $985K, per the newly closed MLS sale.
Tax records, however, show that this sale eclipsed the highest-ever sale in the complex by just $10K. That was at 1202 Tennyson #2, an off-market sale that closed in late April at $975K and was just recorded officially last month.
The most recent public-market sale was at 1202 Tennyson #1 (3br/3ba, 1750 sqft.) at $880K in Sept. 2013.
Interestingly, that same 1202 unit #1 had also set the high-water mark for the entire complex with its initial sale back when the complex was new in 2006, at $959K.
Looking way back, historically, this complex saw a series of sales near $900K – a few clustered at $870K – when it was new.
From 2009-2011, all the sales had a 7 in front: $723K-$759K.
A short sale in 2012 at 1202 Tennyson #4 carved out a deep new low: $650K.
This townhome complex is notable for a few reasons:
- It's much more dense development than you typically find in the area.
- The units back up to commercial (the McDonald's drive-thru being the biggest turn-off).
- The newer homes are solid and fresher than most comparable housing stock in MB.
- Prices by the square foot are (dare we say) cheap for MB. The latest is just $561/PSF.
When you just want a reliable, clean, newer home in the ZIP code, these units show their value for the buck.
And they're setting records... again.
