
Up in the Sand Section's North End, the flat finger streets east of Alma make for a distinctive neighborhood.
From 27th through 36th, the streets feature homes on both sides of the street, ending at the bluff's edge overlooking the Tree Section down below. This is how the area gets one of its nicknames, The Plateau; it's also sometimes just called The Flats.
What's not flat: Price trends.

It took until 2017 for any home on the Plateau to get over $4.000M.
After that, one home, 420 31st (5br/4ba, 4302 sqft.) has set the price record for the Plateau three separate times.

Sold new in Jan. 2018 for a record $4.637M, the home later reset the bar at $4.800M in 2020.
Soon after, 420 31st became the first to blast past the $5M barrier by reselling for $5.856M in Feb. 2022, after a huge designer upgrade.

The $6M mark was beaten two years later, in May 2024, when new construx at 433 29th (5br/4ba, 4273 sqft.) fetched $6.200M.
That record didn't last a year.
Because in January, a custom 2021 build at 441 34th Street (4br/6ba, 3599 sqft.) came along. (The first photo in this story is the exterior.)
As with a few of the successful newer builds up on the Plateau, the home adopts something of the "walkstreet" design, featuring a large den/family room on the first floor opening seamlessly to a front patio area, inviting neighborly indoor/outdoor living.
It's got great design. And the listing, no doubt, had great timing. When it came out in mid-January, the rush of relocation buyers was just beginning.
If you've got one of the best homes in the market while a series of wealthy buyers with urgency are suddenly scanning Manhattan Beach, you'll do well.
Asking $6.500M, this one got full price right away.
Oh, and did we mention PPSF?
This one takes that crown, too, at $1,806/PSF.
Most of the $4M+ sales on the Plateau have been 4000+ sqft. Here, you see a record price for a smaller home (3599 sqft.). That's how you get both crowns at the same time.
It's mid-February. Somehow, we don't think this is the last area price record we're going to see in 2025.

Nerdy notes: Definitions matter. There are a few homes in the same neighborhood along 26th fronting Grand View and which indeed feature Grand Views, because there are no homes across the street, affording panoramic views to the south, often encompassing the Martyrs church steeple, Manhattan Beach pier and Palos Verdes, plus plenty of Pacific blue. Those homes sell for more. Our focus in this story is on the 2-sided streets in the neighborhood just to the north.
