Already here at MB Confidential, you can find all of the homes listed for sale in Manhattan Beach, along with nearby communities like Hermosa, Redondo, Torrance and the Palos Verdes peninsula.

Now we're able to show you homes that aren't officially on the market yet.

Homes listed as "coming soon" throughout the South Bay now appear here at MBC at this page:

South Bay Coming Soon Listings

A “coming soon” listing is a home in an MLS‑authorized pre‑market status that lets buyers preview the property before showings begin.

There are never too many "coming soon" listings in any one area, so that page is a good way to see a significant number of pre-market listings all over. There were 13 listings when we first posted this blog.

What's that? You only care about getting early access to listings in Manhattan Beach?

There's a page for that:

Manhattan Beach Coming Soon Listings

As we posted this blog, there were 3 listings in MB in this status:

These pages auto-update every 15 minutes, sometimes quicker, so you will always find the latest, most accurate data on coming-soon listings right there.

Now, don't worry that you'll have to remember those links.

We've placed the links in logical places under the main "SEARCHES" menu at the top of the site. The "coming soon" pages are linked from the menus for Manhattan Beach and the South Bay, as shown here. (Underlines added just for this image.)

One thing to note: "Coming soon" listings will always show 0 days on market. The MLS does not start counting days until a property is active and available for showings. Per MLS rules, "coming soon" listings cannot be shown. (A listing agent actually could be fined for showing one.)

Why 'Coming Soon' Listings Are Now Online

Pre-market or off-market inventory is a much-discussed and increasingly hotly debated topic, for reasons...

This feed of "coming soon" listings has been offered to websites like MBC as a proactive measure, of sorts, in response to the debate.

You see, some websites, and even brokerages, are trying to portray themselves as the sole, exclusive source for "hidden" or "private" listings – at scale. To find out what they've got hidden in their black box, you must, in theory, sign on to work with one of their agents. What if you find out there's nothing interesting to you inside the box? (Which would be the case 16 times out of 17.) Caveat emptor.

Meantime, "coming soon" listings you'll see here come from lots of brokerages, and don't require any commitment. It's transparent access to pre-market listings with no formal agreement needed. (Although we'd love to work with you if you're looking for help.)

There's always some amount of off-market or pre-market inventory out there – some of which you still won't see in the "coming soon" feed, unfortunately. Typically it requires a well-networked local broker to know about such homes. (For instance, we might have buyers under contract on one off-market listing in the Tree Section now, and we might have an off-market listing or two in East MB getting ready. Maybe.)

Our own page about pocket listings/off-market listings in Manhattan Beach gets regular visits and inquiries, both from buyers and from sellers.

Of course, you know that we believe that almost all listings should be on the open market.

This year, as publicly listed homes sometimes have traded 10%, 15% or even 29% over their start prices (!!!), the market has provided a pretty good object lesson in how price discovery is best done in the sunlight. You never know what might happen!

We're just glad to give buyers anywhere and everywhere a quick, early preview on upcoming listings right here. Enjoy, and bookmark the pages if you're in the research phase of a home search. Don't miss out!
