Rosecrans Modern Set Record, Wasn't Profitable

We've again seen a record price for a home on Rosecrans. 

Once again, it's at 908 Rosecrans (6br/7ba, 4112 sqft.). It has now closed for $4.000M

Not all that long ago, in December 2023, it had sold (new) for $3.900M

Plans change, and we're pretty sure we heard that no one had ever really lived there much after the purchase. 

While the sale price is higher than the acquisition price, the 2 years of ownership did not appear to be profitable, when considering holding costs and costs of sale. 

Not that the seller didn't try for a profit!

908 Rosecrans Avenue, Manhattan Beach, The initial listing in June 2025 came out at $4.990M. (Which we noted in "Buyer Betting on Upside to Rosecrans Purchase.") 

That asking mirrored the original developers' target price. They launched at $4.995M in August 2023. 

Both sellers overshot the market by about a million bucks.

Here's how 908 Rosecrans stacks up against all of the prior high sales along Rosecrans in the Tree Section:

  • 908 Rosecrans (6br/7ba, 4112 sqft., 5964 sqft. lot) - $3.900M (Dec. 2023)
  • 716 Rosecrans (3br/2ba, 1500 sqft., 5162 sqft. lot) - $2.350M (Aug. 2022)
  • 508 Rosecrans (4br/3ba, 3013 sqft., 3005 sqft. lot) - $2.340M (Oct. 2020)
  • 940 Rosecrans (5br/4ba, 3239 sqft., 5975 sqft. lot) - $2.260M (May 2021)
  • 652 Rosecrans (6br/6ba, 4730 sqft., 7300 sqft. lot) - $2.200M (Sept. 2016)

908 Rosecrans basically has its own section of the record book.

None of the others ever got over $2.500M. (Most lots along Rosecrans are smaller, and resulting homes are smaller.)

The street was always an odd choice for spec development. At least now there's a little more guidance for any future builder as to what might be possible if they can find a large lot to build out.
