Running Away on the Plateau

464 31 St. Street, Manhattan Beach,

We're checking in here about 5 weeks after we noted a quirky circumstance up on the plateau in the Sand Section. (See "The Race Is On for These 3 Listings.")

There were 3 very similar Spanish-style homes all competing for the same buyers:

  • All were built within a 5-year period (2000-2005).
  • Two are next-door neighbors on 31st St., while one is 2 blocks over on 29th.
  • Prices ranged from about $4M to $4.9M.

We wondered which might be the first to snag a buyer.

A short time ago, that was 464 31st (4br/5ba, 4026 sqft.).(Pictured above, and, more whimsically, here to the right.)

It was almost a month after the listing's second big cut had brought the price to $3.995M. So, however you might compare the three competitors, it was substantially the lowest in price, after a start at $4.496M.

Since 464 made a deal, next-door neighbor 468 31st (5br/5ba, 3745 sqft.) hasn't done much. The listing happened to make a modest $20K cut from $4.599M to $4.579M on the same day as 464 posted its deal. It's been 2 weeks more since, but no other action is public, at least.

Meantime, the largest (and marginally newest) of the three homes, 444 29th (5br/5ba, 4236 sqft.), a 2005 build, is holding firm at $4.899M, the start price.

Plenty of things differentiate the homes, including age, floorplans, condition, finishes, and so on, even while location is quite similar among all three. 

Price was the biggest gap, and the lowest price got the first buyer. The others will kinda wait to see how the early Fall market shapes up for them.

Still, we know never to award the prizes, count the chickens or spend the money till a deal is closed. So there's still a chance one might put together a deal to compete with 464 31st's race to the finish line.

We'll check in again when we see a closing, or more action.
