Sales Totals Best Out of 4 Years

You make it impossible sometimes for us a post a claim like the one below and not follow it up.

On Tuesday, we mentioned data showing:

[m]ore sales than in any of the prior 3 years at this point...

But there was no chart showing that!

Indeed, while we have crunched pending numbers, and sales volume/dollar volume numbers, and annualized sales totals, we have not precisely charted the number of closed sales within 2025 recently.

How 'bout this?

 

What we're showing here is that 128 home sales closed in Manhattan Beach between Jan. 1-May 15 this year.

That is, in fact, the best of 4 years, and "more sales than in any of the prior 3 years."

In this case, it's especially interesting to be higher than the 2022 figure (124).

An interest rate spike in mid-May 2022 drastically slowed the local market. But before that, the market was still rolling like it had for a chunk of 2020 and all of 2021, taking advantage of covid displacement/remote work opportunities, and low interest rates.

It was still something of a boom year, certainly in the early parts of the year when deals were made that would close by May 15. So to beat out 2022 now is quite a statement.

Alas, we could not beat out the o.g. pandemic boom year, 2021, which saw 158 closings by this point.

It's good to be up almost 38% year-over-year, besting last year's figure by 35 sales.

And, as we said at the beginning, it's good to have just a few nerds out there tracking your every word. (!)

Now, about that one mistake we made one time...
