Saturday Opens (2/1/20)

On Super Bowl weekend, no one expects you to be looking at houses. You're supposed to be looking at commercials.

There will be 24 listings opening up to the public, most only on Saturday, but some, strangely, also during the Big Game.

Just one listing is new this week, 1315 21st, but we'll also reprint some reviews of listings we have featured previously that are also open this week.

East MB

It seems there has been almost no new listing activity this year so far in East Manhattan, but if you're going to break a dry spell, 1315 21st (3br/3ba, 2600 sqft.) is quite a way to do that.

The modest face of the home hides the extravagant, exacting simplicity of the interior.

It's a single level with high ceilings and virtually no walls, creating a stunning open floorplan... really open. (And yes, "stunning" is a real estate cliché, but sometimes you have to use the right word when it fits.)

Once you're inside, you can see all the way to the backyard, past the kitchen and common areas, all the way to the backyard with pool. When the large sliding glass panels are tucked away, it's a completely open feeling.

It's that feeling people always say they're going for: light, bright, open, sleek, well-engineered, open to the elements.

Even the master suite has huge floor-to-ceiling glass sliders, with the room facing out to the large outdoor living space. We even noted an extra bonus: The master shower has a door to the outside, straight to the pool.

In all, a nearly magical modern for which the photos don't come close to doing justice to the home. (Well, sure, click the listing and hit "show all photos" and give them a look, but it's just not the whole picture.)

510 N Dianthus begins at $4.600M. Last week, it was open Saturday only, but this weekend it's Sunday only, 12-3pm.

234 Larsson234 Larsson Street Manhattan Beach CA (3br/3ba, 2300 sqft.) is a pleasant surprise.

This 1980-built freestanding TH was frumpy and dated in 2007 when it sold to a flipper, got needed makeover but then sold as a short sale in 2009.

That free makeover has been enhanced by the current owners and it almost feels new.

234 Larsson Street Manhattan Beach CAThe home has a split-level arrangement and a not-insignificant patio & small yard area. Very bright and clean.

Pricewise, this one will draw a lot of attention for being "under" $2M (by $1K) and west of Sepulveda.

Sand Section

The designer partnered with the builder here used cobalt blue as an accent color just about everywhere, and it's a nice outcome.
