One of the most common measures of any real estate market is the median home price. (We track it for MB here.)
In a city like Manhattan Beach, with home prices from $1 million to $25 million, the median price can seem like an abstraction. What does it even mean?
We'll take the chance to try to show you right here.
The median home price for Manhattan Beach for the 12 months ending Nov. 30 was $3.350M.
The figure has been pretty stable over about 5 months, although up quite a bit from the start of the year. (The median was "just" $3.025M – or 10% lower – as of Dec. 31, 2024.)
So, what do you get for $3.350M?
There are literally 4 properties that have sold for exactly that price in Manhattan Beach this year.
A Tree Section Midsized Remodel

1417 Pine (4br/3ba, 2338 sqft.) is a midsized remodel of a much older home (note the 1-car garage!).
It's got a certain classic, timeless charm, and boy did they play that up, with the picket fence, barn style doors and other cute details.
Inside, the kitchen was opened up to the family spaces, and quite modern, as were the main baths.
Asking $3.300M, you already know what they got: $3.350M.
An East Manhattan Project House
Just east of Sepulveda, 1230 6th (4br/4ba, 2934 sqft.) is a mid-1960s home on a 7500 sqft. lot.
It was in the midst of a major remodel when a buyer came along and said, "We'll finish that instead."
They paid (you guessed it) $3.350M, then still had work to do to wrap it up.
(The sale occurred off-market, but was reported on the MLS.)
A Modern Ocean-View Townhome

2909 Highland (3br/4ba, 2065 sqft.) is a 2006-built modern townhome with some substantial ocean views.
The home is light and bright with a remodeled kitchen and baths, and a living room that flows out to a nice deck.
You could almost say this unit has everything people want in a beach house, but perhaps the Highland location was a demerit. The property was first listed in June 2024 for $3.499M, then it sat for 7 months.
Finally, in mid-January this year, a buyer came knocking. The sale closed in less than 2 weeks. (Anyone else remember what was going on in mid-January here in the real estate market?)
The sale price: $3.350M, of course.
An El Porto Corner-Lot Duplex

At first glance, 4020 Ocean Drive (3br/2ba, 1530 sqft.) seems like a fairly typical El Porto duplex.
Inside, it's more remodeled than some.
But what stands out here is the very favorable corner location on Ocean Drive, with unobstructed views down 41st St. to the water. The lot is also a bit bigger than a typical half lot, at 1529 sqft.
Asking what seemed a robust $2.629M, this one came in at $3.350M (+$721K / +27%), making it perhaps the most unlikely or unusual entry into the pantheon of "median" homes so far this year.
