Sunday Opens (1/11/15)

Another "welcome back" and "Happy New Year" to you, as we go with our first Sunday Opens post of 2015.

It's a trickle, not a flood, of new inventory, but there's stuff to see.

Tree Section

3005 Maple (5br/5ba, 3120 sq. ft.) is a very nice update of a house that we saw just a few years back looking poor and uninspired at the time. (It sold for $1.365M in Aug. 2011.)

Now, we can't say uninspired at all. There was a consistent theme and feeling to all of the (recent) remodeling that the owners did. Wide-plank, distressed, dark flooring runs throughout the house. Rough-hewn beams accent the high ceilings and fireplaces. We liked the stone selected for the fireplace as well.

The kitchen and baths were all updated as part of the thorough remodel. There's really nothing left feeling 90s but the guest suite's bath and, perhaps, the pre-ZORP layout that shortchanges the backyard by quite a bit.

The home has a reverse floorplan, with kitchen, dining nook and formal dining area all upstairs and up front, divided from the family room by a central fireplace. The living room opens to a spacious patio, refinished with pebbles, where you can also access the guest suite and a wine room.

The balance of 4br is to be found downstairs, with the master furthest back. It's got spacious his-and-hers closets, nice bath and a fireplace.

3005 Maple began at $2.940M and recently cut to $2.800M. It is open Sun. 2-4pm.

3413 Elm Avenue Manhattan Beach CA3413 Elm (4br/4ba, 3400 sq. ft.) is being called a custom "Tuscan" in the listing.

The 1981 build has a step-down formal living room and a kitchen centered along the first floor, opening to a small, paved courtyard in back. There's a small family room off the kitchen as well. The kitchen is clean and not terribly dated, save for the black appliances.

All 4 bedrooms are upstairs, one quite small, one a spacious suite with its own bath. The master is over the garage and is also large, although the tile work and counters in the master bath (not pictured in the listing) are quite dated.

While the home is clean, the next owner will want to do some updating in just about each room. 

3413 Elm starts at $2.299M and is open Sun. 2-4pm.

East MB

1140 Manhattan Beach Boulevard F Manhattan Beach CA1140 Manhattan Beach Blvd., Unit F (2br/3ba, 1200 sq. ft.) sports multiple split levels, five in total if we counted right (with the garage as the lowest, fifth level).

You'll enter into a living room, and in back, to get to the kitchen, you're going down a half level. Bedrooms and a bath are up various steps.

This unit was built in 1978 but has been modernized well since then. While not splashy, the updates to flooring, kitchen and baths are more than adequate.

1140 MB Blvd. Unit F starts at $659K and is open Sun. 1-4pm.

Sand Section

225 36th Street Manhattan Beach CA225 36th (1br/1ba, 725 sq. ft., 1350 sq. ft. lot) has to be viewed as a lot sale – a half lot, at that.

The current structure dates back to the 1930s, offering just the one bedroom, a living room and small kitchen. It would not seem profitable to update it.

Views would be pretty good from a 3-story new home on this plot, as is hinted at by the listing photo we selected here.

Location may give some buyers pause: This is just one door off of Highland, somewhat noisy, and the property abuts the parking structure for a Mexican restaurant next door.

One of the comps would be the sale, last August, at 212 21st St. at $1.750M. Location there at 21st is obviously superior and the lot was further down the block off of Highland.

225 36th starts at $1.650M and is open Sun. 2-4pm.
