Sunday Opens (11/29/15)

On a Sunday like this, the open houses are like the meals for a few days after Thanksgiving: The leftovers.

Seriously, there are sellers with product on the market who'd like your attention.

They know most of you are actually on the road home, or distracted by activities like shopping, or celebrating/mourning the USC-UCLA game, or otherwise just not focused.

But maybe, just maybe, today's the day that the perfect buyer walks in to that house and decides to make an offer. So the doors are open.

541 4th (4br/4ba, 3600 sqft) is officially lingering now, in its 3rd month on a new listing after spending 4+ months on the market earlier this year at a higher price ($3.989M).

This nicely modernized, highly custom 1990 Spanish is at $3.700M.

South End location? Nice. Not one, but two roofdecks? Bonus. (One even has a hot tub with fun Hill Section/Sand Section views.) Modern master bath and kitchen? Great.

Hill Section

1015 Boundary Place Manhattan Beach CA1015 Boundary (3br/4ba, 2450 sqft.) offers a bedroom and living room downstairs, with the master & another bedroom up along with kitchen and living/dining areas. There's a little pool in the pocket yard.

Though it's not really built as a view home, we did find ourselves wishing – on behalf of this owner or the next – that the next-door neighbor would shave down the extensive trees in their front yard, which basically rule out any views toward the south. More from the description:

319 South Dianthus Street Manhattan Beach CA319 South Dianthus (3br/1ba, 1225 sqft.) offers a dated little home with some charm, but the value is in the land.

The listing launched in August at $2.450M and drew an offer fairly soon. However, that deal did not pan out, and it's been back on market for 6 weeks.

A new price cut to $2.250M before Turkey Day might do the trick. More from the description:

"Rare opportunity to get a premium ocean view Hill Section property. Live in now or build your dream home with panoramic ocean views. Situated on a quiet street with alley access for garage. It's a large lot 47 x 125 with good elevations."

319 South Dianthus is at $2.250M and is open Sun. from 2-4pm.

East MB

1304 Lynngrove (5br/6ba, 3750 sqft.) is, without argument, a huge break from what's expected in Liberty Village.

It's one of the most high-gloss, polished ultramodern new homes built on spec in Manhattan Beach in recent memory. And it's mid-block among a series of mostly remodeled 1950s cottages just a block from the middle school and Polliwog Park. (One next-door neighbor has been visibly run down for as long as anyone can recall.)

It's a daring bet for a neighborhood that's mostly modest and sensibly scaled, typically the most affordable "entry-level" pocket of all Manhattan Beach. The LV east of Redondo has only ever seen 5 sales over $1.800M and just one was over $2.000M. The high came (of course) this year, when 1805 Faymont (5br/4ba, 3500 sqft.) claimed the mantle of highest sale ever at $2.060M.

For this new home, they're asking almost $1M more: $2.999M. This is one of those years where it's never possible to say never.

The home itself certainly sparkles, offering a bold, sleek feel, enormous master suite, and an open kitchen/great room that continues perfectly to the back patio for entertaining and carrying on. It's a show. More from the official description:

461 South Prospect Avenue Manhattan Beach CA461 S. Prospect (4br/4ba, 1975 sqft.) is a single-story mid-century home with a singular sense of its own style. It's all white, black and grey, simple and pristine, with a nod toward an 80s modern vibe in a post-mid-century remodel.

It's different, in other words, and will need a little luck to find its buyer. But there's one for every house. More from the official description:
