Weekend Opens (1/21-1/22/17)

Crowds seem to be gathering all over the place this weekend. 

There was no agenda, though, for the masses swelling on a quiet, breezy morning in downtown MB on Saturday. Just a simple desire for free donuts.

Blue Star Donuts and its "donuts for grown-ups" launched Saturday with an all-day giveaway. DigMB's post about this event was one of the most popular ever. So, yes, by appearances, we're a sleepy small town.

There are 29 listings in Manhattan Beach posting open houses for the weekend, at a time which still counts as the buildup toward the post-Super Bowl kickoff of the Spring market.

412 Highland Avenue Manhattan Beach CA 412 Highland (3br/4ba, 2100 sqft.) is a 90s TH that's gotten a mostly surface refresher, looking as good as it can now pending a possible major remodel.

In a time where new townhomes are going in the mid-to-high 3's and even higher, this one is a significant step down, price-wise, at $2.650M, making it an interesting option.

This unit is the subject of our active Bet the House #2, so we're not going to dig much deeper. But we would note to anyone that the TH directly behind this one, its twin, so to speak, at 411 Crest, just closed for $2.300M. There's always a spread between the rear unit and the front unit; in this case, they are pricing the front unit 15% higher.

409 3rd Street Manhattan Beach CA 409 3rd (3br/1ba, 1200 sqft.) is essentially a lot sale in the treasured, quiet South End.

Tree Section

3617 Pacific Avenue Manhattan Beach CA3617 Pacific (6br/5ba, 2800 sqft.) is a custom build at a busy corner. Last time it was up for sale (2011-12), the listing needed 413 DOM to draw an offer. This is a different market, right?

To promote recycling, we are going to reprint a large portion of our 2011 review here:

"3617 Pacific has a double-whammy of a location issue, bordering both Rosecrans and Pacific. Maybe it's a triple-whammy, given how the refinery looms, as does an electrical substation right across Rosecrans."

1315 9th Street Manhattan Beach CA1315 9th (6br/8ba, 5585 sqft.) is a bright, open, modern "coastal plantation" style home that takes full advantage of its 50' wide, upsloping lot, burying the garage and allowing for a feeling of true spaciousness inside. Solid quality and all of the expected materials for a current home.

Views over rooftops and treetops to the south are nice; the north sees the hill rise up, with some older homes in view.

The listed square footage is positively enormous.
