308 20th Pl (aka 309 20th Street)308 20th Pl Aka 309 20th Street Place Manhattan Beach CA (5br/5ba, 4200 sqft.)

is well-done new construction on a walkstreet with good ocean views and a favorable floorplan.

The designer partnered with the builder here used cobalt blue as an accent color just about everywhere, and it's a nice outcome.

HISTORICAL NOTE: Dave sold the lot where this new home was built in June 2017 for $3.400M.

More from the official description:

3419 Bayview3419 Bayview Drive Manhattan Beach CA (4br/4ba, 3385 sqft.) is a unique, well-positioned Spanish home on a walkstreet corner with big views.

3419 Bayview Drive Manhattan Beach CAThe layout's a bit unusual across 3 levels, with a midfloor master and 2br below, then a 4th bedroom/office on the top floor in back. All common spaces are open on the top/3rd level, and there are very good, unblockable ocean views from each corner in front where french doors open to the front deck.

The home sports a 1989 build date and perhaps some upgrades since then, including recently new carpet, though overall the home has some rough edges. The listing calls it both "turnkey livable" and speaks of unlimited "remodeling options."

3419 Bayview Drive Manhattan Beach CA"There are so few lots in the Manhattan Beach Sand Section west of Highland Ave. that offer unobstructable panoramic whitewater ocean views. There are even fewer still that are located on a Walk Street corner lot. This classically styled Spanish home on an oversized 'half' lot which is 33' x 56.5', results in a home that is 3,385 sq ft with 4 Bedrooms and 4 Baths, including a master suite with soaring beamed ceilings that are 12 feet tall! The living area is on the top floor of course, taking full advantage of those unimaginably breathtaking views. The Island kitchen with granite counters, spacious breakfast nook and dining area are all highlighted by hickory pecan plank flooring and walls of glass drinking in the views. Although turnkey livable, this property's remodeling options are limited only by the imagination. With great workable bones and a classic exterior, this amazing corner walk street home offers some of the best views in Manhattan Beach."

3419 Bayview Drive is at $3.995M and is also for lease at $11,250/mo. It is open Sun. 1-4pm.

216 Marine Avenue216 Marine Manhattan Beach CA216 Marine Avenue Manhattan Beach CA216 Marine Avenue Manhattan Beach CA (3br/4ba, 1950 sqft.) is one of two adjoining new construction townhomes with considerable views. (And a shared wall between.)

In style, they're familiar, with the beachy-modern "coastal plantation" look. In detail, they're a cut above, with particularly nice choices of materials for counters, lighting and cabinetry. High style with staying power.

The floorplans for each unit mirror each other, with little to no variation. So if you see one, you've seen the other, just with different vantage points for the views.

More from the official description:

"Views, Views, Views!!! 365 Different Sunsets a year! Stunning New Construction Coastal Plantation Townhome designed by famed architect Doug Leach and built by McMinn Construction/Ruddy Rocco, showcasing stunning 180-degree ocean views from Malibu to Catalina and Palos Verdes from the entire top floor and Master bedroom. Filled with natural light via skylights and bi-folding door systems. Control 4 system with wiring for lights, audio/visual systems, security, Central Air Conditioning, electronic shades (top floor) and 3 stop Dumbwaiter. Tree Section

849 12th Ct.849 12th Court Manhattan Beach CA (5br/6ba, 3600 sqft.) is new construction on a nice block near Pacific school.

849 12th Court Manhattan Beach CAMore from the official description:

"Brand new construction in a great Tree Section location. Five Bedrooms - each with it's own en-suite bathroom. 849 12th Ct. is at $3.795M and is open Sun. 2-4pm.

2509 Poinsettia2509 Poinsettia Avenue Manhattan Beach CA (5br/4ba, 3300 sqft.) is a late-90s Mediterranean that's been restyled and refreshed, particularly with new master bath and remodeled kitchen.

2509 Poinsettia Avenue Manhattan Beach CAWith its up-sloping lot, the home requires a bit of a hike up to the main living levels, and there are split levels here and there, which was the style at the time the home was built. But you do see a home with an impressive facade and a formal living room up by the entry with 2-story ceilings, which is nice.

There's a decent backyard space, outfitted mainly for outdoor living, very private.

The one guest bedroom downstairs could be an office. That room, along with the upstairs bedrooms, feature a grey faux-wood flooring that doesn't match the grey-washed wood flooring in other parts of the home.

From the official description:

2509 Poinsettia Avenue Manhattan Beach CA"Located in the heart of the highly sought after Tree Section of Manhattan Beach, this 5 bedroom 4 bath home certainly checks all the boxes. The up-sloping lot provides an impressive street presence that commands attention. The front foyer and living room consist of 20 ft. high ceilings. The dining room with access via a butler door to the chef’s kitchen and breakfast nook makes for an entertainer’s delight. The lot configuration allows for an oversized west facing private backyard with great sunlight. The yard boasts a cool lifeguard tower “tree house”, outdoor kitchen, A/V system, and an amazing built in seating area with fire-pit for outdoor entertaining and relaxing."

2509 Poinsettia Avenue Manhattan Beach CA"The home consists of four bedrooms upstairs, all with direct bathroom access with a guest room downstairs. The home includes three fireplaces in the living room, family room, and master bedroom as well as two outdoor patios. The master suite features an updated bathroom with custom stone, tile and finishes, large walk in closet, and plenty of privacy. Located within footsteps of the greenbelt, award winning Pacific school, downtown MB, and Live Oak Park. Recent updates over the last several years include new interior and exterior lighting, paint, driveway, central A/C, floors, high end finishes, and much more. Perfect for the family who appreciates additional space. A Must see!"

2509 Poinsettia is at $2.995M and is open Sun. 2-4pm.

1801 Oak Avenue Manhattan Beach CA1801 Oak (6br/5ba, 5250 sqft.) is some kind of wonderful.

It's everything a new Tree Section home should be, with designer style, ample basement and more and more. It's basically aiming for $5M.

It's also far and away the most ambitious project ever on Oak. (See some comparative details below the description.)

1801 Oak Avenue Manhattan Beach CAThe (now expected) basement entertaining spaces aren't just big, wide, open areas for you to figure out. No, there's a dedicated, tiered home movie theater, built in wet-bar and wine display/storage, plus a family room and spare bedroom. It's all done.

Bedrooms are all well-appointed. One gets a set of sliding barn doors.

1801 Oak Avenue Manhattan Beach CAThe backyard is a Tree Section backyard, mostly hardscape and serving as an outdoor entertaining area with built-in bbq. Oddly, the a/c compressors are in the yard space instead of tucked on the side of the house.

It's all quite an experience. More from the official description, then our notes on comparative properties:

"Allow your luxurious coastal dream to become a reality in this elegant, new home w/ warm contemporary styling. As you step through the entryway past an inviting formal dining room, no detail was overlooked w/ beautiful cabinetry, 10' stately wood-beamed ceilings, custom-tiled fireplace, and grey washed wide-plank wood flooring. La Cantina doors open to the outdoor entertainment area, where you and your guests will enjoy the porcelain tiled patio and landscape.... The modern gourmet kitchen is a chef's dream that features Wolf, Sub-Zero, and Bosch appliances, and built-in Miele Coffee System. Tahj Mahal Quartzite counters highlight the open concept living and entertaining area, perfect for family gatherings."

1801 Oak Avenue Manhattan Beach CA"The lower level leads you to a 2,000 sq ft, light-filled living area w/ large Italian tiled wet bar, beverage center, game room, and 1000+ bottle wine storage. Downstairs has an additional bedroom, office/bedroom, marble-tiled bathroom, and home theatre w/ projection system. Upstairs are 4 additional bedrooms, w/ a private master suite w/ fireplace, custom built-ins, and a large custom walk-in closet. The luxurious amenities of the master bath include radiant heated floors, steam shower, and Carrera [sic] marble finishes. The laundry room can accommodate a double set of washer & dryers. 3 zoned central A/C, 3-stop elevator, smart home with entertainment system-video and audio, lighting, and wired for security."

Some misc. thoughts now... Oak is a busy street this year – for sales. The high water mark was reached in March 2019 when elegant 1716 Oak (5br/6ba, 3850 sqft.) closed for $3.175M. And that was on the commercial side of Oak.

The prior 4 years saw 5 sales of $2.7M-$2.950M along Oak. No Tree Section home of any size on a standard-sized lot has ever sold for more than $4.000M.

1801 Oak is still at $4.999M and is open Sun. 2-4pm.
