Did you see the big fight Saturday? 

Yep, defeating the Spurs in 7 rounds was an epic finish for the local basketball team. (No PPV fees, either.)

Mad props to our local MB resident Clippers, in particular.

Tree Section

2101 Walnut Avenue Manhattan Beach CAIf they hold the open house at 2101 Walnut (5br/4ba, 3400 sqft.), it's worth a look both for the pleasant style and to get an upfront reminder of what $3M buys you today on a standard-size lot (4480 sqft.) in the Tree Section.

We say "if" because there were already multiple offers when we toured Friday, and there was some talk of going with those instead of taking the listing further. TBD.

No question, this is a gorgeous Cape Cod that has been well maintained in its 10 short years. Both the prior and current owners have decorated nicely, taking a basically very good house and making it out as a must-have.

2322 North Ardmore Avenue Manhattan Beach CA2322 N. Ardmore (via Laurel Bluff) (4br/5ba, 3300 sqft.) bears an Ardmore address but is one of just several homes tucked up way high on a bluff overlooking Ardmore and the greenbelt, with access off a private street known as Laurel Bluff.

The 20-year-old Mediterranean sports an unusual 3-level arrangement, with a formal living room at the middle/entry level, 3br including master upstairs, and big common spaces downstairs – including a soaring, 2-story beamed ceiling that gives the family spaces a sense of grandeur. There's also a 4th br suite on that lowest level.

The kitchen is ready for a reboot. In general, the rest of the home seems to have held up well.

720 Rosecrans Avenue Manhattan Beach CA720 Rosecrans (4br/4ba, 2000 sqft.) is daring (effectively) new construction in a modern style toward the eastern end of Rosecrans.

The front entry area brings you into a great room with soaring ceilings and tons of light. The modern kitchen is a step up and towers over the balance of the common spaces.

There are 2br on that main level, and 2 more including the master upstairs.

610 Rosecrans Avenue Manhattan Beach CAThis modern new construction on a skinny lot on Rosecrans has a clear precedent and aspiration: 610 Rosecrans (4br/4ba, 1800 sqft.) from 2 years ago, a super high-style with a terrific front patio area hidden behind the gates, a home that mentally transported us to Venice (LA) upon stepping through the door.

Wide-open, Euro-modern and with a favorable layout, it drew mulitple offers and closed for $1.635M in July 2013.

Pricewise there's one more precedent on Rosecrans: Custom-built 626 Rosecrans (3br/3ba, 2145 sqft.) is in more of a Cape Cod style and uses a reverse floorplan. It has the advantage of looking more at treetops and green berms of the refinery across the street rather than traffic along Rosecrans. It listed at $1.699M and is in escrow now.

720 Rosecrans starts at $1.799M and is open all day Sunday, 12:00-5:00pm.

East MB

1508 Harkness Street Manhattan Beach CA1508 Harkness (3br/2ba, 1550 sqft.) is an original Liberty Village cottage (ca. 1950) that is ready for "the treatment" by its next owner.

Enter into a typical smallish front living room, with 2br off to one side, kitchen to the other, opening to the back family room. The master suite is off the family room.

There's a sizable backyard, with all greenery front and back well maintained, albeit in a period fashion.

While there are builders interested in this well-located, mid-block plot, the smart money's on owner/users who would come in and remodel the home, opening up some walls and modernizing it across the board. We love to see that happen as often as it does in the LV, which helps keep a certain low-key, neighborhood character to Mayberry-by-the-Sea.

Worth noting: Late last year, the smaller, but sharply remodeled, pool home next door at 1504 Harkness (3br/3ba, 1225 sqft.) sold in October 2014 for $1.419M.

1833 8th Street Manhattan Beach CA1833 8th (3br/3ba, 1700 sqft.) is a fairly dated 50s cottage on a full-size lot near Aviation.

There is a lot to work with, given the large square footage (for a 50s house) and open floorplan. But there's also a lot to work on, so there's that.

Contemplating the listing as a bargain of sorts, the official listing offers this advice: "Grab this one before the builders do."
