What does Summer mean to you? Finding stuff for the kids to do? A lot of time on the road or at LAX?

Today is the first of the Summer-long series of Concerts in the Park at Polliwog, featuring the Mira Costa Jazz Band. Start time is listed as 5:00PM.

Part of your Summer should definitely be spent at the beach, either watching or playing volleyball. This is MB, folks.

Tree Section

3300 Poinsettia (5br/5ba, 3430 sq. ft.) is Dave's listing in the Tree Section. (Co-listed with our broker, Jim Orland.) Because we don't offer "reviews" of our listings, we'll just provide the official description below.

3500 Elm (3br/2ba, 1070 sq. ft.) is something of a surprise.

We didn't expect much from a little place this far north and east within the Trees, steps from the hotel and Sepulveda.

But what's inside, behind ample foliage on this raised corner lot, is an opened-up, bright little cottage with a newer, stylish kitchen. Great cabinetry and a high-end range make that a nice centerpiece to the one main indoor common area.

Each of the 3br – including one that's quite narrow – opens to an outdoor space. One shows more as a family room. And the backyard deck feels almost huge; it is very open and private at the same time.

East MB

2008 Wendy (3br/1ba, 1165 sq. ft.) is, as we noted the other day, part of a recent wave of Wendy listings and sales.

It's a very typical original cottage, cleaned up great with and updated kitchen and bath. (A pretty custom look to the bath.) In this layout you get smallish bedrooms, no true master and one big common room.

A smallish pool occupies most of the backyard.

2008 Wendy starts at $999K and is open Sun. 1-4pm.

418 S. Meadows (3br/2ba, 1375 sq. ft.) is along Meadows in a pocket very close to the high school playing fields.

The original home was very small, and you still feel that, though the bedrooms have decent closets. An addition in back added a full master suite with an attractive, custom bath. (A "joy to behold," per the listing.)

Recently they've poured money into sprucing up the existing home, including a brand-new kitchen.

So you've got original with lots of updates, some additions, and the job is about 90% complete. (We found some rough edges outside, for instance.)

418 S. Meadows starts at $1.199M and is open Sun. 2-4pm.

1221 11th (3br/2ba, 1250 sq. ft.) offers, first and foremost, a very large lot (for MB).

The home is sprawling, with a couple of "wings," plus a very large, open family/game room in the backyard off the garage.

"Dated" is one word that occurred to us on our tour. And the listing speaks of how someone may wish to build their dream home on this expansive site.

There's a lot to work with here, with a price that's awfully close to land value.
