Sunday Opens (7/17/16)

MBC HQ has moved north for a few days, where we're checking out some of the old-time real estate. (Boy o boy, a bunch of teardowns if you've ever seen 'em.)

So we're going to offer only abbreviated comments on listings, but we do have all the weekend's new open houses and our video tour, as per usual.

This week's video leads off with the two new listings on John and Palm: 2001 John and 1816 Palm, and we also feature the newly remodeled 2605 Oak and the triplex/lot sale at 120 9th:

1816 Palm Avenue Manhattan Beach CA

1816 Palm (5br/4ba, 3750 sqft.) is a custom 1999 build also on a "prime" block (called "prestigious" in the listing).

If you'll permit us a cheeky note, this listing starts out by saying, "Once every decade or so, an opportunity exists to buy a gorgeous, custom, oversized home in the prestigious 1800 block of Palm Ave in the Tree Section." In point of fact, this specific home last sold 5 years ago, somewhat less than a decade.

2605 Oak Avenue Manhattan Beach CA

2605 Oak (4br/3ba, 2150 sqft.) is a well-conceived, totally 2016 remodel, bright and open and slick, with a beachy inspiration.

Is that going to net $2.4M on the "right" side of Oak? TBD. From the official description:

330 41st Street F Manhattan Beach CA

330 41st Unit F (2br/3ba, 1225 sqft.) is a "prime North Manhattan Beach Condo with ocean views," they tell us.

It's the next-door neighbor of a recent sale (late June) as Unit E, which closed for $1.315M. Both are remodeled, although this one might be called less modern than the neighbor. They did open up the kitchen, a plus.
