Sunday Opens (8/16/15)

On any given... Saturday... anything can happen.

At the AVP Manhattan Beach Open yesterday, last year's men's champs went down, as did this year's top seeds. The women's bracket is shaping up more or less as expected, with half last year's top duo looking to repeat.

Tree Section

It's obviously a fresh and livable home, but the start price of $1.649M is also suggestive of the lot value. At a little over 4300 sqft., this upsloping lot does get some nice treetop views toward the east, and Laurel is near to some of the Tree Section's much-desired 500-700 blocks just down the dune from Grand View elementary.

Tree Section lots in lesser locations have gone in the $1.6's and in better locations, closer to $2M. (Down near busy Blanche, 605 29th is listed now around lot value at $1.899M and may find some takers.)

1805 Faymont Avenue Manhattan Beach CA1805 Faymont (5br/4ba, 3500 sqft.) is a 2008 build with what the listing calls "Spanish flair" and an unusual, large front porch area.

You've seen a version of this floorplan plenty around MB, although fewer plots in Liberty Village were fully redeveloped like this one has been.

A large formal living room greets you at the entry, with formal dining on the way back and a big kitchen/family room opening to the backyard. The grassy backyard is flat and substantial, on the favorable western (sunny) side of the home.
