Full moon, Super moon...

Beach moon.

Did you seriously miss the epic pre-sunrise moon-set on Saturday?

Not MBC! (Photo credit: Mrs. MBC.)

Next time we'll drag out all the fancy equipment. (Reminder: Get fancy equipment.)

Our local real estate market isn't setting. When the schools re-open, we typically see a new flurry of activity. So that's... now.

To plan your open-house tours for this week, use MB Confidential's online list of Manhattan Beach open houses (it's mobile-friendly!).

Don't forget, when previewing homes here on MB Confidential, you can click "Open All Images" right above the main listing photo to get immediate display of all the listing photos at once.

Hill Section

873 8th Street Manhattan Beach CA873 8th (4br/5br, 4975 sqft.) is an oversized early-90s Mediterranean with sharp updates. Extra square footage from a lower level.

From the official description:

"Perfectly poised in the sought after Hill Section of Manhattan Beach. This home truly has it all... [including] 4 car garage with additional parking for guest. This is an entertainer's dream home with architectural details throughout."

873 8th starts at $3.500M and is open Sun. from 1-4pm.

Sand Section

3317 Vista (4br/5ba, 2400 sqft.) is a rear TH sporting a 2004 build date.

We were tempted to paste in the "official description" language to tell you about the property, but it's about as satisfying as a water cracker with a dash of sugar sprinkled on it. So, no.

You do note that this is among the comparatively rare townhomes with a 4th bedroom, there's a little view (currently) over side neighbors, and the home looks better than you might initially imagine hearing "2004."

3317 Vista starts at $2.495M and is open Sun. from 2-5pm.

Tree Section

1900 John Street Manhattan Beach CA1900 John (4br/2ba, 1750 sqft.) is a dated home on a nice corner lot. You can go ahead and say prime corner, we'll go along.

The most recent sorta comp to this one was 719 19th, a bigger lot at 6425 sqft., and just a stone's throw away. It sold for $2.775M.

That would make this one a steal at $2.250M, the start price, or anything near. In a relative way. From the official description:

"Take advantage of this rare opportunity to build your dream home on a corner lot on one of the most desirable streets in Manhattan Beach's coveted tree section. This 5025 square foot lot is situated to take advantage of the beautiful tree top views in the area. Walk to American Martyrs, Pacific Elementary School, the beach and wonderful downtown Manhattan Beach."

1900 John starts at $2.250M and is open Sun. from 2-4pm.

Not open, but notable if you're in the market, is Dave's new listing in the Trees:

3509 Laurel (3br/2ba, 1400 sqft.), asking $1.550M to begin.

There's reason to think this listing will sell quickly.
