While everyone is mostly out Labor Day-ing, we mostly don't have new listings on the market, but here's a roundup of some of the "greatest hits" on the market and open this weekend.

Sand Section

216 Marine Manhattan Beach CA216 Marine / 217 21st Place (3br/4ba, 1950 sqft. & 3br/4ba, 1960 sqft.) are two adjoining new construction townhomes with considerable views. (And a shared wall between.)

216 Marine Manhattan Beach CAIn style, they're familiar, with the beachy-modern "coastal plantation" look. In detail, they're a cut above, with particularly nice choices of materials for counters, lighting and cabinetry. High style with staying power.

The floorplans for each unit mirror each other, with little to no variation. So if you see one, you've seen the other, just with different vantage points for the views.

Picking a favorite is actually a bit of a challenge.

216 Marine Manhattan Beach CAThe rear (alley) unit on 21st Place is $150K less pricey, but has the more coveted south-facing ocean views, including the pier. The front unit's position on Marine offers perhaps bigger views, as Marine is a wide street, putting homes across the way a bit further away. As we visited, we saw Santa Monica and Malibu, pretty interesting views from MB.

Ocean views, in general, are huge, because the two buildings in front are not at maximum height. The well-cared-for building directly in front has a brand-new roof and seems not to be going anywhere any time soon. That would be nice. The 180-degree view of blue is a nice asset for each of these new townhomes.

460 29th460 29th Street Manhattan Beach CA (4br/6ba, 3850 sqft.) is a super custom 3-story new construction home on the plateau.

When you see hundreds of houses per year, you come to see that there are only so many ways to lay out a home, especially on a narrow beach lot. And yet... this one's truly different.

We liked the first-floor den and second-floor living room, but there is a split-level feeling starting in the middle of the home, breaking things up and defining the spaces. The kitchen/great room in back opens to a covered balcony/outdoor room.

There are no views to be had from this location, so the design mostly uses windows for light and focuses attention on the internal spaces. Finishes are just a little different, a signature of this builder, as first advertised by the faux red brick on the exterior. That's a look you don't see much now.

460 29th Street Manhattan Beach CADefinitely worth a visit to see that it can, in fact, all be done differently.

653 27th653 27th Street Manhattan Beach CA (5br/6ba, 4670 sqft.) is a marvel, taking all the expectations you may have for a new 3-level home in MB to a new place.

It's the designer elements, for sure, that pop and make you see there's something special afoot.

The backyard, faced with a challenge of being positioned up against a zero-lot-line structure behind the home (a game room or pool cabana related to the double-lot home behind), features a tall, brick wall painted soft white, giving the yard unexpected definition and texture, almost a feeling of being in the city.
