
Various holidays fall on weekends and even Sundays, sometimes triggering a question for real estate marketers:
Should we hold an open house on Sunday, even though xxxxx is happening?
Over time, we've observed something like this pattern for holiday Sundays:
Easter: Lower than usual number of opens
Father's Day: Oh yeah, hold it open
Mother's Day: 50-50, lots of listings won't do it, some advertise that you should bring mom
Super Bowl: Very few opens, some will time-shift earlier
There are lesser examples of holidays or regular events that fall on a Sunday, like, say Halloween, that might impact people's plans to be out and about, but that's much more rare.
We took a look at this coming weekend's opens, to see how agents who are trying to get homes sold are choosing to approach Sunday, with the Big Game's kickoff at 3:30pm.

This is an unusually high proportion of Saturday opens (100% of those holding opens are open Saturday).
As you can see in Redondo and MB, almost half the listings with Sunday opens will try "early" times on Sunday.
For "early" Sunday, we see times like 1-3pm, 12-2pm, 11-1pm or -2pm, and one even posts a 10:00am-1:00pm slot.
(A 10am start really seems like "trying too hard to show your client you're doing everything possible," because that sure shapes up to be a ghost town open. Is there somewhere we can bet the over/under on attendance?)
Several "early" opens end at 3pm on Sunday, as if people are going to be roaming around on Super Sunday all afternoon, till suddenly they get an alert on their phone, "30 minutes to kickoff," after which their feet start spinning under them like in cartoons, and they suddenly dash off to home, Larry's house or the local watering hole to watch the spectacle of the nation's biggest ground acquisition competition.
For our own listing at 533 13th in MB, we're going with Saturday-only.
You might be disappointed to hear: No listing we've seen is literally hosting a Super Bowl party. Talk about a chance to show people the lifestyle they could have at a new house!
Well, sure, there could be issues. Maybe next year.
